Rebuilding brick and tile barn previously taken down

When I first started 'repairing' my steading, which some may have seen, I was in the throws of applying for PP. This took eighteen months and towards the end of this, as I'd had several site meetings, I was sent a STOP letter as the planners had decided that taking down large sections of wall, cleaning the bricks and re-using was 'rebuilding'. I went and did other things whilst waiting (Made roof trusses)
Eventually I was given permission to 'do' all that I'd asked for.
Funnily enough the planner tasked to ensure I complied with the few provisos loved my new brickwork. This was the brickwork that was put on stop by above letter, which made me smile.

Don't rush to knock anything down would be my advice. Start the planning process and seek advice from structural engineers on how to repair the buildings. You don't have to repair them if you do eventually get full planning but take pictures so they can be rebuilt as near to their original form as possible. Also try to save as many bricks as possible to use in the viewed aspects.
I've found that by gently pushing an old wall over with my 360 the majority of bricks disassemble themselves enabling the cleaning process to happen just that bit easier.

Sq ft, not quite finished ours yet but even though it's had lots of extras added during the build ( on the basis of, we may as well while we are at it, it can't be done easily at a later date, wouldn't it be nice if? Can we have.......etc etc) I don't think that would be too far out.
As an afterthought, we asked about building on old foundations and we had photos of the previously demolished building, but basically were told 'not a chance' so went for converting an existing building instead, no problem with that even though it is grade 2 listed.

Which is roughly £1600 per square metre build rate, so a good price. The finishes eat £'s!

Over usually - Around to left handers to get it in to the throat !:D

This barn is no longer standing so pictures wont help I'm afraid. Its a shame as it was a lovely two storey barn by the looks of it. I'm surprised the planners are so restrictive. Its not like its being put up in the middle of a field, it will be adjoining the existing buildings that it did 30 or 40 years ago.
