Grazing no but if she puts jumps out then it is seemed no agricultural

Isn't the test whether the land is being used to produce animals for meat, wool, hides, or to work the land? Another test is whether most of the feed is home produced. If clients don't eat your horses, is it the farmer's fault? Some people ride cows but they remain agricultural.

does a field have a 'use' to change ?? But yes lots to think about IF and WHEN I get to that point !
If horses are used for just grazing grass then it is ag. If you take feed to them it becomes equines. Similarly riding them etc. Google is your friend. Depends how isolated the site is and what the neighbour's are like. We do have one field around here under enforcement for breach of planning.

Hang in there lass. Take no offence, any teasing is only a fraction of what you would get on twitter.
As an ideas guy I know it is very difficult to get interest without someone wanting to steal the basic formula so keep trying till you get a bite on the hook you have cast, you may well find it may come from a friend of a contributor to this forum. Good luck, ignore the humour and take on board the snippets of good advice.
Bear in mind very few farmers have to sell direct to joe public, just fill in a form and get the dole cheque sent direct.
That should stir a few of them up on your behalf.

Still waiting for my dole cheque. Hope it's here for summer as I need a new deckchair and megaphone to get peasants orf moi land.

The tories have not subbed coal or steel so if we brexit do you guys think they will treat you any different.
Maggie had a certain disdain for farmers and was quite public about it. Her disciples are still there.
Just in case you think I am farmer bashing remember the NZ result. 10% of farmers went bust however 90% of the supply industry disappeared.
I admire entrepreunerism and would like to see the lass get her chance, its not as if she is looking for a prairie.

Totally agree would rather it didn't exist but I'll take it while it does. Does anyone refuse tax credits or child benefit because they don't need them? Bin them for all I care. But while its there, no sane business person is going to turn down free (ish) money.

Most entrepreneurs will tell you that they had to be very persistent, very hard skinned to critics, suffer rejection and keep bouncing back to achieve their dream.

This forum is the perfect place to gain experience in these fields.

reading the title of this thread -

you have the plan

Farmer has the land

Strikes me something rather important is missing ??

........the money !

IME this is where 99.9% of all horse based business go wrong, they have no money !
There was absolutely no mention of money you are right, but that's not to mean there is no money ? The subject of money was no required at that stage of my post

Im not wanting to do livery, I am an honest hard working 'normal' person, not a gold digger or anything else just a lady who is passionate about what I do with a great idea that will be a huge success, I just need a bit of a break and a bit of land that no one is using. Its not a sales pitch or business scam, just me looking for a couple of acres to rent to do some fun horse stuff. I don't want to go into detail on the forum as its a very new concept in the north and don't want my idea stolen lol !!! I have wanted to do this years, in fat I did do it in 2010 and it was a massive hit to the point I couldn't cope with the interest, my life has changed now and the time is right, I just need a base to set up !!! thank you all for your comments I have taken them all on board and I hope you can take my comments on board with the honesty and sincerity they meant. Thanks[/QUOTE]
Such a massive hit, you couldn't be bothered to continue? Nor did it generate enough money to purchase land of your own? Not much of a work ethic, regardless of how often you type how 'passionate' you are about the venture.

HI yes the atmosphere is very different ! Mind you I was on a horse forum some years ago and came off as some of the 'discussions' became very toxic and I did not enjoy it nor could I be seen to be involved as I had to protect my business and reputation ! Yes I had given all this consideration, hence caravan that would have a loo, and I do say suitable land. I really dont want to be discussing details on the forum - hence why its just a very broad enquirer at the minute, Im sure I will have to look long and hard till I find the right pitch but you have to start somewhere
What happened to the business? Did it fail? Or, if you sold it, why not use the money to buy your own patch?

Hiya thanks for the message, no I want to stay in Northumberland, and yep the idea stays top secret for now !! This has been brewing for years and I don't want someone pinching it now !! lol
You said, earlier, that you had already done it?

Hi, erm thanks for your comments but if you have read all the posts you will see that we are really past all that stage now ! I have horses all my life and ran my own equine business and livery for 15 years, I don't have a problem and I am a single independent tough lady, just because I voice my opinion that I had found some remarks on hear unhelpful and offensive to me does not mean im not a hard business woman ! If my post had been from a business bitch it would have created negativity also, if my post had been from a yes lady push over soft nice fluffy person I would have been attacked also ! So I guess what ever I put on would be wrong to someone ! So I went with straight and to the point an was still slated !! My post is not asking or advice about how I need to be emotionally its asking anyone in NORTHUMBERLAND if anyone has land that's doing nowt !!!??
CAN WE PLEASE move on from my emotional state or not post at all - thank you !!!! and im not being emotional, Im not upset Im just saying !! hast all nothing else just saying ! lol thanks
What happened to it? If your new idea is 'easy money', why not implement it there?

Not quite as simple as just taking over a field and running a business from there, but if you already have a successful equine business then you will know that.

So really you need to be looking at asking for 2 acres to rent or buy, which has PP on to run said business from, or buy your own and apply.

what a charming person you are and all the remark and questions ! it wasn't a case of couldn't be bothered to continue - but Im certainly not explaining myself to you and an open forum. For your information it wasn't a BUSINESS so it didn't fail and it wasn't sold. There are many reasons I do not wish to buy land - again none of which I need to explain to you. Thank you for your useless input to my post, I really don't see the point of your comments, maybe you are just a generally angry, negative person ! I wish you well and shine happiness on your attitude, you need it !!(y)

Heck you certainly have some fire!
I think @smcapstick is just asking the questions that any prospective landlord would ask?

I have some Fire ??!! No smcapstick was not just asking the questions of a landlord !this person was being again negative, nosey and sarcastic to me for no reason and there was no need ! I have been through all this with this post originally and thought we had got over all that. Im asking a simple question that needs a simple reply from a someone who thinks they may have what Im looking for then detail can be discussed OFF forum. its really that simple to me, I do not appreciate being accused of 'not being bothered' etc etc when this person does not know anything about me or my venture - nothing, but clearly does not want to offer me any help or friendly advice, so sorry but I felt the remarks were totally unnecessary, and I was not fiery, just replying simply to the manner I was addressed ! It seems that anyone on here can reply to my post in any manner they wish accusing me of anything they like, but if I dare reply in any way other than 'oh thank you so much' I am then slated for being touchy, fiery, emotional ?! how bizarre this site is. As it happens I have found a site so no longer need to search with the aid of this forum. Thank you to all the nice helpful people I have chatted with.

It was actually slightly a compliment!

You have excuse a bit of cynicism from some. Many have had bad experiences with horse owners. Usually the horse owner has good intentions at first but as time goes by and bills mount up what was a good relationship at first ends up a nightmare.
I deal with lots of horse owners as part of my business and 90% are good and honest. But some have no financial control and will run up debts then b**ger off! There is one doing the rounds at the moment and has been on four yards in the last few months! Another had 20 horses for sale spread over numerous yards. Was always going to pay her bills when a horse was sold. Unfortunately the horses all had defects which she somehow was going to make into very good, expensive animals. It never happened!
