Property Renovation Costs

I have recently purchased a 3 bed bungalow next to the farm which is in need of complete renovation. Can anyone give me a clue as to my likely costs, it will need re wiring, central heating and 14 new windows, 2 new doors as well as new kitchen and bathroom and new guttering as well as new paint and carpets.

Depends on spec but middle of road in south east England:

£5k Central heating
£5k Rewiring
£7k windows
£1k doors
£5k kitchen
£3k bathroom
£1k guttering
£3k flooring
£3k painting
£2k "misc"

£35k "ish"?

Not far off IMHO but if you fit DG UPC door sets they will cost about £750 each , prs a bit more for kitchen and bathroom but you can save a lot of money if you get trade at Magnet etc

We did up a 3 bedroom house 18 months ago for £20K but didn't touch the kitchen and my Brother in Law is a builder so there was an element of mates rates. I'd work on around £25-30K on the basis my replumb, rewire and redecorate were all around 1k cheaper than the SE England prices. All depends if you are doing it to a rental/employed workman's accomodation standard or for yourself/family to move into. Also how much of the work you are doing yourselves vs employing trades.

UPVC windows - Redkite from Newtown are the cheapest we've found around here. Kitchen - start a Howdens account and buy in their October sale. If it's for a renter they sometimes have discontinued stock. Sister and BIL have put one in their own property and it cost under £1500 inc appliances.

I would say you will be more than that. Are you planning on stripping out and insulating too? Depends on the finish you want to end up with.

for renting out I usually buy second hand kitchen from the green paper
can buy a good Howdens or Schreiber kitchen for £500 ,just buy a bigger one than you need and you will get it to fit
good enough for renting out and if it gets damaged its not the end of the world and often have spare bits to repair it anyway

What condition is the roof in ? If it's tiled it could be getting near to the end of its life. I only ask because my own bungalow is getting to this stage and will also need reharled soon. Im considering nursing it for another 10 or so years and flattening it
