New Dwelling House Build

I will be looking to buy a house in the next year or so in the Lincolnshire area. I am considering building my own house as I find so many houses that are listed 4 bedrooms are really 3 plus a cupboard and that cupboard room ruins the size of the other 3 rooms. Being 6 foot 6, this is something I really notice!

So first thing first, I will be looking for a site in rural Lincolnshire.

Secondly and I know this is a "how long is a piece of string" question, how much would it cost to build a good sized 3-4 bedroom detached house from scratch?

800-1000 gbp per sq metre for 1.5 storey average quality house, slightly less for 2 storey
Ie 160 sq metres region of 160k plus site cost. thats done by a builder, self build would be cheaper

I suppose the next quesion would be, does anyone know how much a site in rural Lincolnshire would cost? Maybe it would be better to buy a small parcel of land and get agricultural planning for the house?

I think the answer will be as much as you can afford.

It really is a case if how long is a piece of string - honestly you can spend as much as you can imagine (and then more !)

Whatever you think / budget if you double that you will be about right

Same for time, takes much longer than you think especially all the planning and design etc

A friend got his watertight for £84k, so i suppose you can keep spending after that.

No just have an opportunity to do something even better with better location and sell my current place hopefully at a tidy profit. Still arguing with planners at the moment though so will be a while before it happens

Did you get a builder to do the whole lot or did you self-manage?

Self managed this one it's not easy though and on a big project like mine I might have saved money paying a independent project manager possibly

Fix as many costs before you start as possible, once you start they have your balls in their hands !

Not sure about England but in Scotland you can only claim Vat back on first build not extensions etc, so make the first build as big as possible.

Same in UK

Also do as much 'built in ' stuff as possible, furniture, av etc as a lot of it can be part of your vat claim

Best advice would be to buy a kit house that's been built before - it will be known cost and you will save architect, QS, structural surveyors etc and be able to get a fixed build cost to the £

You also get to see the finished item before you build it, you get a lot more for your money

Very good advice potentially, this will be the first home I will ever own so don't want it to become too expensive!

Some friends of ours did this, built a kit type house to replace a horrible old cottage that passed for their farmhouse for years. I've always thought that it was a good move, nice big bungalow on a sensible budget, they have been very pleased with it. It's timber clad and all the more attractive for that.
