Your business plan is good , buy the french farm cash , hope to make a living, you will, just , that farm is cheap for the area , give mark booth a call , he'll give you all the info, he's alright tbf.
you will have dealt with mark booth then will you?

There's still a huge rush to the city among the french , the charente and limousin are relatively poor departments therefore work is limited for anyone french or english except for farming .
However IMO the farms are overpriced now compared to return on investment , but, you'll struggle to find a nicer place to lose money .

Or amongst nicer people:)

So how much subsidy would I get for my £400k's worth of French arable land? Must admit the wife didnt instantly tell me to sod off, but actually went and looked to see where it was ;)
You could rent 110 hectare arable farm on good land in certain areas on an 18 year bail for 150 euro hectare rent including tax fonciere but you will have to buy the existing tenants machinery and pay key money total 250k euros
you could buy a barn to convert next door, as the houses often arent worth buying,say 40k euros with fees 300k euros would see you farming profitably in france total sub 30 k euro after 2014

My thoughts are that I get 200ac of what looks pretty easy land, and a house (and I know what to expect) for selling say 40ac of land here. So if I get £50/ac subs and no rent to pay then thats job done really. I was after 100ac of light land in France to retire to and grow sunflowers, flax and beet. If there is a boulangerie / pattiserie to hand, and some old chaps to play boules with then I fail to see the catch?
@bobk will be there soon enough, so at least one old guy to play boules with!
