Council tax revaluation

Today I received a letter from the Valuation office in Wales asking me to fill out a form to value my "farmhouse or agricultural property".
It was my understanding that Council tax was based on the dwelling alone, not the land, not the yard, not the buildings, etc so why are they asking the acreage?
They also are asking what I farm, and what agricultural buildings there are. When it was built? What has that got to do with the Council tax?

It does not say it is compulsory so I shall bin it. Anyone else got one?

Son got one for his property yesterday

IIRC if your house is a genuine ag property with sufficient land to justify that description, you can go up one or two bands i.e. from F to E or D

Saves significant money as most farmhouses are much bigger than the average

I've read in the Western Mail that the Socialist Republic of Wales want to introduce a "Mansion Tax" on larger, more opulent properties. . I would NOT be in any rush
to reply, put the letter to one side. As i mentioned, i only read about the PROPOSED Mansion Tax last week - so i doubt wether ,in the days since, proper discussion has taken place. Smells iffy.:poop:

Sh-t me sideways that was fast as only talked about in papers Saturday??

Usually request for information from the ENGLISH Valuation office agency are time sensitive and attract a £100 fine if not done so.
Double check possibly first.

In my experience, anything that is "revalued" goes up in price. This "revalue" exercise was carried out in 2003 in Wales and 1991 in England. Due to inflation, obviously house prices have risen everywhere. I cannot find anything about revaluation in England. As @soapsud says, are we a test case to see if they can revalue everywhere?
I love the thought of this place being a mansion. Built before 1700, mostly of mud, I call it the hovel in the bog. But I can see a number of neighbours getting a tad worried that someone may find out about all the holiday cottages in the yards!

If you want to smash council tax, make folk pay it on second or third homes even if they claim they are holiday homes or temporary lets or whatever- too many people using that caper I think. 200% council tax on the second house, 300% on the third.

That’s exactly what is proposed. To claim a property as a holiday let, you will need to show a minimum of 182 days occupancy… which, according to a survey of such owners, only 52% can meet. Failure to meet that target means doubling or tripling of Council Tax depending on your local authority so unless you are in a high tourist area, you’re goosed

The Council Tax revaluation process is not a case of 'Every house is worth more than it was 20 years ago, therefore everyone's Council Tax goes up', its more a case of 'Places where houses have gone up in value more than average will pay more, places where houses have gone up less than average will pay less'. It should be a revenue neutral process - increases in CT in places where houses have gone up more than average will be offset by lower CT in places where houses have gone up less than average. Thus houses in places like (say) Cardiff will move up CT bands, while houses in places like Merthyr Tydfil will move down bands. Basically you want to own the best house in a sh*thole, as it'll probably get a lower CT band, while a small house in an 'on the up' area may get shoved up several CT bands. Its all about how the value of your house has changed relative to the average house price, not the absolute price change.
