Not sure if this is in the correct category, But looking at 20 acres of pasture land, who would be the best people to contact about its value but most of all the quality of land it is?
Are there land agriculture surveryors ?
Area Carmarthen, South Wales

What should I be looking out for?

Who's selling it? Get another (fairly local) estate agent to value it for you?
From what I can see Pasture land is around 3000 to 7000 Im sure land Quality has something to do with it, but estate agents also seem to have plenty to do with it LOL
Same wood land up for 110,000 with one agent and 75,000 with another agent, LOL

Look on net for searches -land registry -mines-workings-land classifications-soil grades etc.etc -just RESEARCH .
Yep that what I,ve been doing so far, Although the farmer next door uses the land for his sheep and cows, so it is rented out already, it is slightly sloping. But I ave no idea what he is paying at all if he is paying anything that is.

no not from area. but there is about a 40feet fence patch missing. i have asked them to sort it out. also there are 3 gates which i guess probably so the farmer next door used to bring his sheep in. i dont see any rights of way or public path ways

As said an agent will give you their opinion on its fair market value. Opinions of course vary though. You can check for yourself historic surrounding/adjoining land values through Land Registry searches for a couple of quid. Can make for interesting reading....

As to ROW, footpaths, covenants/easements, official boundaries etc. then again you can do your own title/boundary searches via the LR but when finalising a purchase your solicitor should be onto the case.

What's written on paper is one thing. Local knowledge goes a very long way too, it would be wise to get background from (an impartial) local... if at all possible.

www.magic.gov.uk is rather useful if you utilise the layers...... if its under Stewardship it tells you who receives the money... and many other things such as NVZ, SSSI`s, Scheduled Ancient Monuments etc etc etc..........I`ve never used said website to pester landowners for metal detecting....honest! :whistle::whistle::)

Magic indeed tells you if it's under ELS, HLS etc...but not who gets the dosh.

For that you need to download a spreadsheet from:
http://cap-payments.defra.gov.uk/
And that does not trace back to the land parcel only to the registered payees postcode.
