Looking for Land to rent/Diversification opportunity

Hi, we are a new business in the Glamping world who specialise in the creation and management of new sites. We are currently building our first two sites in the Hertfordshire & Cambridgeshire areas. However, we are on the lookout for new locations in the same areas.

We work by renting those small corners of overgrown, unusable pockets of land you might have that you can no longer use. We will then go through all of the processes of getting the site set up. With no cost to you, we go through all the planning processes, design, construction, management etc. All of our units are designed to be mobile, off-grid and eco-friendly, so no need for any mains supplies, however this is always a bonus!

We have many opportunities to help generate new areas of income for you, the landowner, as all of our sites are custom built for the individual site (We have had a couple of projects featured on George Clarkes Amazing Spaces) and each agreement is tailored to suit you and your long term ambitions. Someone emailed me recently and asked how much land we are looking for, to put it into context, the two sites we are currently working on are less than half a hectare. Each site only has a single dwelling on it and is completely moveable and leaves no trace behind. We are reclaiming pockets of land that cant be used for farming and converting them to make them accessible to a well designed accommodation unit. So even if you only have a tiny area of land you cant use, drop me an email and we can give you more details or come by and have a chat with you about this project.

Do you not think it was a bit forward getting the website etc up & running before having the venues available? Just had a look & it looks very swish...until you click on bookings where it comes to a grinding halt.
If you are asking on here you would do better by being transparent about what is in it for the landowner and, to a point, what is in it for you in financial terms.
The population around here aren`t adverse to folk making a profit but they won`t tolerate being rinsed. :)

I'm certainly not here to rinse anyone, unfortunately we've had a few delays on the construction at the first site, we were hoping to be up and running by now, thus the reason for the website coming to a grinding halt at the booking point. A frustration I know all too well.
The reason I haven't mentioned any finances is because every location is different and all our units are custom built, we don't deal with "off the shelf", therefore im reluctant to make a sweeping financial statement. Some sites are more financially viable than others due to location, scenery etc. But to put some context on it, once the first site is operating, the landowner will see an 80,000% profit increase on the land we are renting over the course of the agreed contact.
However, if we find a site that we think could work well, we would then offer the land owner guaranteed rental income on the site(planning permitted), all of our units are completely eco-friendly and have zero impact on the site, so at the end of the contract, we can hand the land back exactly as we found it. As our units are built on wheels, we don't need planning permission for construction, only change of use of the land, which we will take care of and at the end of the contract, we can also provide the paperwork to change the site back to its original use.
We like to think It's a mutually beneficial agreement and all of our designs/plans are created to fit around the plans of the landowner.

Thanks for the input. If a landowner was making 1p per acre on their land then surely £1000 would like like a nice profit for doing nothing dont you think?

I do indeed. If of course, they were making, say a £100 acre, your percentage would return a healthy £8 million.
Well, that would be nice! Unfortunately, the glamping industry is not quite that profitable.... yet. However, we are looking for the plots of land that are not in use or are inaccessible. The site we are setting up for the first location is about half an acre and is a section of land that has been overgrown and is inaccessible to farming machinery as it is cut off by irrigation ditches. We have gone in and reclaimed the land from the weeds and thistles and the landowner will soon be making an income from a plot of land that they themselves cannot use for farming purposes.
Our business does not disturb theirs in any way, they are still using the surrounding fields, we have designed the building and access points to just slot in between the trees already existing on the site while our guests will be using an existing farm track. We will have photos up on the site in the next couple of weeks.

I think it's an excellent opportunity for both parties on unused land. I wish you all the best. As noted by @JCMaloney , honest with figures may help fulfil your land requirements.
Thank you, however as mentioned earlier, everything we do is custom built to the site, land, location, landowner etc so it's hard to give an exact figure without seeing the site as there are so many variables. Hypothetically speaking, if you had some land you thought might be what we were looking for, we would send someone to meet you, have a look around the location and after a chat with you about how we operate, they would produce an assessment. We would then look into the planning permissions and from that we would then be able to assess what type of accommodation we could fit on the site, 1 bed, 2 bed etc. and we would then be able to create a strong idea of the anticipated income levels for the site and make an offer based on those principles. We know that every site is completely different and every landowner has different ideas, we don't like to treat the landowner like just another number so we tailor everything to work for them as well as us.
But thank you for the input, we always welcome constructive criticism, it helps us to develop a stronger platform to work from.

Love the idea, however you are up against some stiff competition with the likes of AirBnB.... as an example we have booked a 2 bed cottage on a farm,on the edge of Snowdonia National Park for £55 a day in October.
I`m guessing you are looking at "Pod" type units or Yurts? So whats to stop the landowner popping one up and sticking it on AirBnb>

Not exactly no, I am an architect by trade and the units we are building are all completely individual. Those Pods and Yurts are great for some people but for me personally, they are very limited in their design capabilities and offer nothing in the way of a unique experience. We're designing the next level of luxury. The best way to describe the first one is "three interconnected log cabins that are connected via tunnel footbridges" They are also on wheels which means the whole building is adaptable/interchangeable, for example, we have a Sauna that will be able to attach to the side of the building to create an additional space. What we have designed has never been seen before and we are in conversation for it to be shown on a very popular show on Channel 4, thus the reason we cannot show any photos just yet. But it has all the functionality of a 1-bed house and is completely eco-friendly and off-grid.

Yes, I agree with you, there is nothing stopping the owner building their own one, but most farmers we have spoken to do not have the time, inclination or knowledge to start and run a glamping site as well as a farm business, not to mention the funding it costs to start something like this. We are able to do all of the above and guarantee the landowner an income for doing nothing. AirBnB is great, and it has paved the way for a lot of things like this, however, there are multiple platforms out there to manage bookings which will maximise the income much better than a single AirBnB account can do. We're not saying don't use AirBnB, we will be using the platform ourselves, however, I'm afraid there is much more to it than just "popping one up and sticking it on AirBnB".
