£5000 minus £1500 is £3500
Thats £350 yr increase
Which is 23%
Add the rent of £100 ac and you have 30%
In round figures

I was in a similar position, but tenant of land passed for building, so could have been kicked off by following the procedure set out in the agreement (number x the rent).
Does your agreement have this clause?
Remember Capital Gains tax will want a cut if you don't reinvest.

Was that for whole farm or part?
Eviction where the landlord has planning is grossly unjust.
