Mobile phone mast contract

I've been approached by a mobile phone company to erect a mast to provide much needed mobile service to area

Question is how much should I expect them to pay me for having this site 10m by 10m
There initial offer is £3000 / year

we have a phone mast site that was decommissioned around 3 years ago that another company are wanting to put a mast on, the initial offer with the heads of terms is £4000 a year. currently getting around £4,500 for another mast that's already up. wondering if we should be getting any extra for having a site there and ready to go?

I got similar start offer. Not knowing what to hope for I got an agent who got them up about 750 quid. Seem to remember original design for a 12m tall single pole mast got to about 4 grand. Design then changed to a 20m slim lattice for O2/voda and get £5.5 which I'm told is decent.
Agent also agreed with them to pay for site sharing, no downwards rent review, some inconvenience costs and solicitor bill. I wanted rent review inflation based but no luck. In fairness the phone company's agents were decent and probably could have done it myself but I didn't know what going rate was. if you can get something along the lines above personally I'd think probably a decent deal and not worth paying agent? Do people normally use agent or go it alone?

generally use an agent, I haven't the contract in front of me but the mast company were allowing up to £1500 iirc for paying our agents fees. IMO it would be very easy to get caught out or not maximise its potential by something like this if you tried to do it yourself without knowing too much about it.
 
We have two masts, one has two operators sharing.
We used an agent to help in the negotiations for both and are on well over £10000 for the two.
One site has just had a lease renewal, we had all sorts of low offers, threats to remove the mast etc, we just dug in and ended up with a much improved rental value.
We are probably lucky in having a very able agent and a very good experienced solicitor, ending up with what one phone operator described as very abnormal agreements.
 
We have an existing emergency services site in a old disused quarry (likely to be taken down once/if New mast gets going as New mast is emergency services also and in middle good arable field ). I have contacted his agent, told them they need to match existing mast rent 4500+ vat, don't want to chase them away either !!

which agent are you using as ours is due for renewal next year
 
I think with all agents, the logo on the business card doesn't mean much, it's the name on their which dictates if that company are a good choice.

In these parts FG are good on these things. That said they put a house on the market next to us, for sale board went up on the Friday, the particulars were not ready to view for another 10 days which surprised me a lot :facepalm:

got one of these ongoing myself. The first heads of terms they sent me took the pee quite frankly..... Passed it all to my land agent.

Things like access, electric etc were all problems basically the contract said they can go where ever they need on the farm 24/7 and take electric from wherever they deem fit.

I am in process of finding tenant and leasing my tower mast.

Nothing, the mast was in place when we bought the place, the contracy is up for remewal now, but all fees paid for by the telephone company. I believe that is fairly standard in the contracts.
Points to watch out for are access, able to add to or alter equipment without your say so, parking of vehicles when accessing the mast, number of vehicles on site, etc. They will tell you it is a standard industry contract. Rubbish, just return their proposed contract with anything you do not like crossed out, add anything you wish, for example no vehicular access is one for me. They want to move equipment, then they get a helicopter in, or pay me to move it!
It is a two way thing, do not let them dominate the negotiations, also put in a penaty clause, if they breach the contract, then they pay you a fine, or the contract is void. They do not like that.

As @Pilgrimmick says, be careful they don't try to slip something new in to the agreement. So read the new lease yourself and get a sharp agent and competent solicitor who are both used to dealing with this sort of thing. We have a BBC installation and they tried to include renting their mast out to third parties at the last renewal. The mast company usually pay all your fees.
