Plumbing/Boiler advice

Do you have gas on site?

And do you have double glazing, loft insulation, does the property have cavities etc?

Oh and what EPC rating below E does it have?
No gas.
No double glazing but would be costing over £10k for double glazing and as far as I can tell on its own would not get us enough points.

Will add additional loft insulation whilst property is being worked on.

Yes we have cavities and have had a quote to do them but I hear lots of stories of it causing problems and the fact that the guy who quoted said he makes far more money removing it or fixing the problems it can cause put me off even more.

Oh, and while I am at it - are you not able to apply for the exeption notice to allow you to save for the funds required - as your property may require changes outside of the funded change schemes?
Happy to pay for it. Sooner its paid for the sooner we can let it. Plus I think its more desirable in the summer when the sun is hopefully shining. It sells the lifestyle better.

i looked at this for our rental.....a new boiler pretty much improves the epc enough ...i think:scratchhead:

combi boilers i thought were for smaller properties.....when we change it'll be conventional

the whole system is crap.....my tenant is happy on a slightly lower than market rent....it'll have to go up to help fund the boiler and i'm fearful she won't be able to afford it:(
Have had several offers from people saying they would happily rent it as is.....they are not the ones who get fined for non compliance though.....

What sort of windows do you currently have - are they wooden, as you can get thinner units to suit wooden rebates, which comply with regs, and you only change the panes?

Wooden, single glazed, sash windows. Hate them, rattling, draughty, always need painting. Will replace one day when we can afford it or if any family moved back in.

Do you have a link out if interest as parents live in a listed building with the windows literally rotten and falling out

Could you install secondary glazing?

Just looking at your EPC ... our kid had a flat that failed the EPC. One of the things was no loft insulation (assumed). He went with his handyman to measure the loft to get insulation ... opened the hatch to see that a) it was fully insulated and b) there was a certificate stapled to the rafters confirming this!
The lazy-arsed inspector hadn't even looked in the loft :banghead:
He took the certificate to the letting agent, who scanned it and sent it to the EPC company and hey presto ... rating increased! :mad:

Have decided to go with replacement boiler (non combi) and will top up insulation where we can.

This will allow us to get it Lett and bringing some money in. Will put some of that in a pot to start saving for doing the windows.

To be honest the old boiler was a bit temperamental and we being repaired quite a lot which is embarrassing when you have tennants paying rent and they have no heat or hot water

Is the blue flame technology worth having now as regulations are likely to get tighter over the next few years?

From what i can tell both boilers are A rated

I'd go with the Vortex Eco Utility, nice little boiler and well proven :) and you won't go far wrong with a Grant and Riello Burner (y)

Have recently had some epcs done - the assessor said that a modern boiler is the key to improving it in most cases, generally cheapest option.
Budget to replace modern (ie condensing) boilers every 8 - 10 years though - they just don't last as long as the old ones. Price we pay for efficiency I suppose
