We have made a start on building a new Bungalow , will post photos as we go on
First we leveled the site which had to be cut down a meter on one side and filled a meter on the other ,we did all this work with our own digger

when we dug footings on ours, we had to dig out bank, for the site, f'ing neighbours, then down 1 meter, so as we had to remove 3 m bank, 1 meter footings, we hit 1 stone, was surprised we only had to go 1 meter footings. Ours was timber framed, would recommend that every time, easy working for electricians and plumbers. 1 good tip are builder asked for, as we were using our own stone, leave 9 inches for stone cladding, he said, and did, lay that width of nat stone quicker than 6 inch width.

Timber frame as they are better to build as it is a cross shape with lots of glass and very modern in design all so cost a lot less to heat and run , but building cost there was nothing in it
Who's doing your timber frame ? Fleming's at Duns ? Quite easy to do yourself if you get the panel drawings done ! Fleming's are a first class firm tho !

Building control will like that?
Very commonly done, I dug some on a steep bank that took 5x 1 foot steps from front to back, The house had a patio at the back 10 Foot higher than the ground level!

Tricky bit is concreting the step, needs enough at the step to keep the strength and not too runny as it will go under the board downhill.

Yes all depends what building officer is happy with.
