BPS value and rent

The whole job will quite simply turn on its head over the next decade.
There will be a living to be made, but it will depend on good business management and an integrated production process. Get into bed with your suppliers and customers and build relationships; don’t trade with big multinationals who treat you like something scraped off their shoe.

Is there a definite table of BPS rates from 2021 onwards? I've seen several proposals but nothing since the Ag Bill got Royal Assent last week.

This is all I could find from Feb 2020

We are due an update before the end of the month on the transition process. This may be a consultation on the transition, however, it will give an idea as to there way of thinking nevertheless. See final paragraph of the following link.

Nothing official yet. Just guesstimates.
There should be a detailed announcement on the 23rd Nov from Defra, although no one seems too sure how much detail it will actually end up giving.
One advisor I spoke with felt that BPS value may end up dropping quite a bit faster than first thought to help fund the increased take up of the simplified stewardship offers.

I think we have to plan to have no support but god knows what will happen with rents. Sense says that x amount will come off the earning potential of the land so should also come off the rent.
Some of these enviro schemes have a lot of hidden costs.
Hopefully it is sensible and can be worked into a regen ag system so we will be rewarded for what we are already doing with cover crops, no till, reduced inputs etc but who knows really

I posted this in another thread but it bears repeating here.
"Although for tenant farms seeking ammunition for a rent review it states in black and white "...We expect rent prices to fall as Direct Payments are phased out. Delinking payments, which removes the link between the value of the payment and area of land for which it was previously claimed, should speed up this adjustment in prices."

Have I missed something?
These simplified stewardship proposals I thought were based on mid tier payment rates and as such will no way compensate for the loss of BPS by year 3 of the reductions.

Are they and if so how much?

I know of a few Simplified Schemes submitted in 2020 - and agreements received. These put several hectares into arable options paying £500 - 600 hectare - this will be in addition to BPS. The arable guys on here will know. AB15, AB1, AB8 and AB9 popular. And so somewhere the Government is going to have to get the money to pay Simplified Schemes in 2021, 22 etc from the BPS. What I do not know is if the combined sum of these schemes exceeds what Defra had budgeted. But in my little patch of South Lincs I note quite a bit more uptake for Jan 2021 start.
