HGV Overnight Parking

I am on a group on Faceache about diesel theft/goods theft etc from artics and it seems rife at the moment, curtains slashed, tanks emptied over night etc etc, often in supposed secure parking areas. This got me thinking, we as farmers have large yards suitable for parking overnight (certainly the arable boys) and potentially generate income from such.
They seem to use SNAP accounts for payments etc
https://www.snapacc.com/locations/?lang=EN which seems from a casual glance fairly easy to sort out.
Just weighing up the plus's and minus's
Extra £'s, someone in an otherwise empty yard and I guess if you have room for more than a few over time this would generate a fair bit of revenue
Guess minus's would be: having someone in the yard (potentially) Refrigerated loads= noise ( I'm sure you must be able to stipulate no fridge trailers)
It maybe a mad idea but one that I thought about anyway.
Thoughts?

I always feel sorry for the drivers too (done a bit but no nights out). Only issue I can see is neighbours and planning maybe? I know nothing about planning other than if you want to do anything except bung up 20+ shitty homes on top of each other then no one wants it

You'd need a very big yard to park more than a couple of Artics so that they could come and go at different times.

And why would the drivers want to park up in some (to them) isolated spot with no amenities that might well add an hour to their journey time?

We have an O license for our yard, we could make room and have some facilities but I can’t see anyone wanting to park here!

There is a massive opportunity in this country for a lot of very good truck stops. There is one on A1 at colsterworrh they cue to get it. I’d say it’s 40 acres at most. Has the best greasy spoon and is on the side of A1. There must be countless other opportunities around nth country. Get very good toilets and clean showers. Get good food, get safe parking. Add other services like washing for trucks etc then you are into a winner

Wouldn’t you have to pay rates if you were operating as a truck park .?
Dont know, wasnt planning on having the M25 just have space for a couple, have water and lavs.
No different to a grain lorry staying overnight, would rather it under the radar as opposed to going down the full change of use/rates/planning blah blah

I would say it’s a lot different to having a grain lorry unless you charge them to stay . If you want to keep it under the radar and avoid planning , rates , tax etc putting it on a forum with 40,000 + members is probably not the best idea .
