I am wanting to put in a tender for a farm and need help as no idea what to put.

I am wanting to put in a tender for a farm it has 370 acers but its well know to flood as a river is next to it. It has a 3 bed house and a 4 bb and farm buildings. No live stock comes with it. Can some one please help as estate agents don't care as long as its a good offer. Its between Shrewsbury and wales.

Buy or rent? What is your business plan for it?

You first need to work out how much money you think you can make from the holding.
Then you need to work out how much of that money you can afford to give to the Landlord.
Then double check and see if you can live off what is left over.
Repeat the above for different realistic price extremes.

370 acres of horses :oops: . I'm not sure the owners would be up for that without a significant level of financial surety for inevitable repairs and with a large premium over farming - horses have a very negative effect on assets and I would not entertain them if it was my land being let out.

As before, do your business plan, work out what you can afford and pitch accordingly.

Thanks for that, my other half works very good job, plus I have a dependents BAE pension and we have income from breeding our 3 dogs as well so to strat with money will be put in to build it. Have you any idea please of how much

It sounds as if this is less of a business venture and more of a lifestyle choice.
As @Highland Mule points out the owners are likely (historically) to look less favorably on a horse/holiday venture compared to a more traditional livestock/arable model. Asking the landlord if they would even consider your proposal would be a decent place to start.

But as a guide price - would somewhere between £150 & £250 an acre be fair?

Edit - it's organic, I have no idea what difference that makes but probably puts the costs up.

Thanks, I have been told that they are looking for someone that knows farming as in growing and animals. So if anyone hears of a farm thats for cattle/crazing that for rent please advise. As well as horses I will have sheep and cows. looking for 100 to 250 acers. Thanks
 
This sounds non-agricultural, so may require change of use planning?

Could the tender be limited to applicants whose operations are eligible for SFP?

Diversifying into "Staycations" is probably a good idea, but i'm not sure i'd gamble my whole business on it.
