300 acres starting from scratch

Hello all,

Hypothetical question here. What would everyone do if they had a 300 acre greenfield site of grade 3 land?

Build a dairy? Go all cereals? Sheep?

Is it fenced, watered, steep, arable, hill?

I know a guy looking a tenancy down that way and he's hoping to milk cows and make ice cream.

First thoughts are to sell grass to AD plant or to horse keepers as hay/haylage and graze sheep in the winter.
I’m always intrigued when selling grass to AD is mentioned, as around here they aren’t interested in grass, just maize, beet or Rye

What do you (hypothetically) want to do with your life?

If you want to borrow a whole heap of money and spend the next 20 years tied to a cow’s tail working it off, then build a dairy.

If you want to work off farm as well, put it down to cereals.

If you want somewhere in between, then sheep & arable.

If you want to p*ss off all the neighbours and write books about eco things, then let it go wild and have a couple of lynx/wolves/beavers escape.

Something that involves taking money out of tourist's pockets.

I'd say cereals in a rotation with tack sheep, along with some sort of accommodation for glampers/ramblers (or something more substantial to attract sporting tourists through the Winter).

I liked the look of the Shepherd's Huts with log burners on Born Mucky.
 
If you wanted to go proper balls-deep you could go for a farm shop, petting farm, tea room, dog exercise combo.

Especially if you are near a town, (for customer base and staff). You can even charge people to feed your animals for you.

Where in Northumberland that is the question, on the good ground on the coast and the Tyne valley and up towards the border, or is it 300 acres of rock in the cheviots !
