Planning Applications, PD and the like (General Chat)

If someone comes to you in October wanting to submit an application you are not going to get that through in 8 weeks if they insist on a bat survey which you can't do until May.
I think the property next door but one is on their fourth bat survey in as many years. One for class Q, one for full planning, one for a variation on planning by the purchaser and another because he wanted patio doors. All the surveys say the same thing and it is a bloody nonsense!

Does ANYONE have bats or any evidence of bats, in a building where an Application is likely....

I had an ecology report done and they concluded there was evidence of one bat. Only one and it was brown.
I did nothing to discourage bats or to hide any evidence, I also knew there were bats and more than one.
Same report said there were active swallows nests when there weren't and that it was a completely unsuitable habitat for newts so there were none of them. I counted 42 one evening, the yard was slippy with the things and they were regularly found in the buildings, in fact the location was newt heaven. I would challenge anybody to make somewhere more likely to have newts.
The report was not worth the paper it was written on and I will point out it was emailed. Suited me for planning purposes but just shows they are nothing more than a tax with no meaning.

Professional reports are only ever as good as the "professional" that prepares them.
 
not in wales ,mine was 18 months old ,the bat man came again and updated the report ,nrw ecologists said no ,we need another as they are only valid for the time of application
I have grown to hate Welsh planning even to the point I have given up aspirations of setting up an SJM Wales office. It goes from two extremes here either JFDI because nobody will know or care OR you need to jump through every hurdle twice to justify yourself to everyone and their dog.
I love living here but they can keep their planning system!

it's another gravy train out there for these surveys and a lot of back scratching with professionals recommending so and so to do the bat and newt survey which is just copied and pasted like the £1500 bill.
They even did a DNA test for newts and billed a grand yet there's no cash for bare essentials when needed.

Part of planning now requires you to improve the wildlife habitat ,so even if you dont have bats ,you have to make allowances for them in the future,nuts
