Sorry , had to give you a funny for that , its all about location but I`d say you can multiply that by 5 in many areas and by 10-15 in others , that is assuming theres zero chance of ever getting planning permission.

Iv got an acre here… nice gravel lead up too it just off the edge of a main road but I was thinking more in the region of 100,000 my Saudi Prince uncle left me it in his will so I want too do it justice really

To give you an idea, I sold a 7m square plot to extend some ones garden. That was £20k plus all fees. 12 years ago.

Included an uplift clause for any development plans in the future.

but thinking about it i suppose they can offer it cheaper as they buy a whole field and make many small plots from it. Maybe that is a idea for you boys instead of selling it on to these companies
