Are/why are the cattle housed in barns?

I would have assumed in the west coast climate (details attached) you could graze year round?

Here in Tasmania (Australia) We graze perennial ryegrass permanent pasture approx 10 ha size paddocks with reticulated water supply. In winter spray on gibbrilic acid for added pasture growth and no supplementary feeding. The climate, and rainfall are almost identical to the west coast of France.

I have been advised that French Agri finance do not recognize foreign equity for lending purposes.

What kind of LVR can be expected from French financial institutions? What current interest rates would you expect to pay at the moment & do they offer interest only or require significant principle repayments?

Looking through the various realty websites I am intrigued that the SFP subsidies appear to be more than what you would expect to pay on the loan interest?

What are the cattle prices like (cents kg) for 300kg live weight beef suckler cattle?

What would you expect to pay for a young (4 year old) PTIC cow?

The area you have marked on that map is not what I would consider traditional suckler country. I expect what you say about housing cattle and grass growth might apply in that area but over there you would find more arable or perhaps dairy farms than sucklers. The land is quite a bit more expensive over there too.

The heartland of suckler farming in France is the central area where the Limousin Charolais Salers etc come from. The winters are cold and wet and the summers hot and dry by comparison with La Rochelle.

Whats LVR? Interest Rates have been 1-2% for a while but it won't last with inflation at 5% now.

Yes In theory the subsidy alone will buy land in traditional suckler areas though I doubt it would in the coastal area you have described. However in practise land purchase comes out of the pot after tax and social security payments (MSA).

300Kg cattle 2.70 to 3.00 euros a kg.

Not bought any cows recently but fattened culls are 4.70 a Kg dead weight so I would hope replacements would be 2k or more. Someone else can answer that.

Finally reading between the lines are you looking to invest as an overseas investor because if you are the french system is pretty good at making your life difficult.

Depending on the percentage of course, I believe borrowing is quite difficult. I have a nice 114 ha suckler/cereal farm for sale and assuming there is something of a deposit available I would take the balance in instalments over a number of years🤔

114 ha, largely drained, house and massive amount of buildings for the size of farm (it used to be bigger but got split up), €880,000 - less than £760,000
How much is arable, and what sort of yield do you average.

Also is there opportunity to buy more land nearby?

There is circa 80ha for sensible cereals. I have been doing 60 and looking at a further 20ha drained grass. Even most of the rest has grown crops, but without drains🤔
Always topping 7 tonnes of barley, 7-8 with soixante wheat (soixante transformed wheat growing for me early and awns getting ahead if the heat). Triticale is the most widely grown crop and grown cheaply circa 6.
On the wheat, before ctl was gone, I was just 1 ctl then one epoxy. No black grass. So growing is much cheaper. Never dried anything and regularly cut barley at 9%😳
Next door was for sale but sold last year🙄. I think next door the other way may do soon as the owner is 90 and his tenant is talking of giving that lease up. There is other land around very close. I’ll be honest, the next generation of french are not keen on the look of this mixed farming and are by and large looking at other professions- which means they are not exactly fighting for land😔

just to add, if I sold this “second farm” I would want to add a Little to our home farm - I spoke with the owners next door (to home) and yes I can buy 20ha next door no probs 👍

Tbh I was just being nosy 😂. You would have thought with the amount of farms that he’s got up as sold he would be right on getting a new one up 🙄. Assuming I am thinking of the same person!
Yes you are. His problem is, selling farms creates work for himself ... so he has less time to sell farms🙄
At the moment, all my spare time - after farming two farms - is taken up with RAC rally preparations so I hadn’t even thought to look😳

Farm I was helping with, went on Agriaffairs about 6 /8 weeks ago. Over 30 people have viewed it and it has 3 people competing for it. Final decision is this week. Basically who writes the cheque first.
If you want to sell it, Agriaffairs!.

Or just an announce on the leboncoin, The market for arable land is on fire at the moment, 93 hec land no buildings sold here for 1.25mill in september

Meant to say all French buyers , a German and 2 Belgian looked, the rest French.
