If I could get permission on a bit of land is there much to be gained by building a house myself and then selling it vs just selling the plot, just thinking the price of materials now, plus cost of labour, plus the hassle involved, how much of an overall uplift would there be

sell the plot ,pocket the cash walk away ,dont even worry about a bit more ,let someone else have the grief,as you seem to be in a popular area
 
You'd have to check as things might have changed but you used to pay a lot less tax if you sold a site rather than house. Coupled with the hassle and outlay if its still the case there might be very little extra to be had from building the house.

You have tor regiister it as your principal residence , or stick one of the kids in it , for a week

Assume as its done per sq m, its the builder who pays, no CIL on outline planning??
