Uses for a brick barn?

My farm is in a small village, quite an isolated place, about 10 miles to the nearest small market towns of Driffield and Malton, 30 miles from York. I have just got round to emptying out the pig feed manufacturing equipment it housed while we farmed pigs.

Some new lights and 13 amp sockets fitted, three phase power would be available.

12.6m long, 5.5m wide and 4.3m high.

Sliding door 2.4m wide 2.7m high

No heating.

Good concrete floor.

Good dry roof.

Toilets approximately 70 m away.

Another lower room at one end about as big as a single garage.

I'm cleaning it out ready for my daughter's 21 st birthday, but now I am looking and thinking it looks a good space I could possibly let out, could anyone give me any ideas on how to look for uses for it?

I have my small grain shed and drier nearly opposite the sliding door so a bit of noise and dust through harvest, biggish bed and breakfast pig unit about 100 metres out of village ( mine) . I think conversion to holiday would be good, but it wouldn't work with my grain set up as close at the minute.

I aren't that popular in village, pigs, drier noise, wind turbine, I don't think I will ever be mayor!

So they'll not object to a house convertion then or more pigs tell them??

I’ve something similar converted to a Cattery. I’m 10 miles from anywhere albeit beside a main road and booked out all summer
I used to work with someone whose brother had a cattery, he said his brother earned a tidy sum from it, think he said something like "brother has the Midas touch, everything he does turns to gold"
 
Lots of options depending on want you want.

Do you like people- sounds daft but change of use means change of lifestyle in the yard.

I’d look at commercials agents in your area and see what they have on and for what rent.

Also how involved do you want to be?

At one end, rent it out for storage, prob £4 psf and tolerate the odd car in or out.

Next step is workshops, more noise, more rent,more people, more infrastructure costs.

Then caravan storage, farm shops, etc where joe public can come along - other extreme,

Personally I struggle with the public, parking were they want, endless of streams of couriers asking where unit 1 when there is a huge sign 10m in front of them.

Which ever route you do the return will be better than it was before!

Thank you, I have diversified into delivering forklift and pesticide training and assessment, and have done this for the last twenty years, it has been good for me, but now find juggling this workload alongside my small bit of practical farming quite difficult, it was easier in my 30's than my 50's. My training work means I'm not on the farm that much through the day during the week, and was looking particularly at the storage or perhaps workshop type of use, where I'm hoping it would not take too much day to day involvement when up and running. But then I'm not sure if I will get into business rates and loose agricultural benefits?
