How much do you charge and how busy are you? We looked into it a couple of years back and just thought it would be too much hassle for the profit to be made.
I have started at £15/night,now also charging £1/Night for wi fi and will charge for shower,putting my price up to £18 for next year(some of my customers have said im too low!!),all weekends booked until end of september,week days 3 or four each day,only been open from march so not sure how it will go through winter but should be making a profit next year,i will be putting more pitches in aswell,so spending again!

Did you have to get planning for that lot or is it exept because its a CL 5 van site? I'm guessing you did as you want to expand? Are you carvan club or camping and caravan club?

Do the campers have to book or can they just turn up? Reason's i ask is the patch i wanted to try this out on is 6 miles away from home.

It has to be done through an exempt organisation,im with caravan club which id only caravans,if you want tents aswell go with the caravan and camping club,i have done mine adults only as i didnt want kids running through our working farm,pre booked only

Are you planning on putting in the extra pitches as a private site then?

Sounds good, i like the idea of pre booking, at least i could visit the site to meet and greet if needed. How will you be going about putting more pitches in as you already have 5, wont that go above and beyond the exemption?

I have put plans in with the council,i have about 3 weeks to go until i will know

Does anyone know how many CL's you can have and how they work that out? I have two locations that could be developed about 6 miles apart.
 
You could just go for a natural site not everyone wants all singing and dancing. There is a demand for adult only, clubs like scouts, educational etc or a site allowing camp fires. Dont just copy what the run of the mill does look at other markets. The margin is important may be more cost effective to offer a simple toilet and 1 mobile shower and waste. Before jumping down the deluxe market costing you a huge investment. We stayed a a simple site in West Wales once it was brilliant. There was a caravan club group there taking up a big number of plots. The farmer was out most of the time. The gate was manual. No fuss, no hassle, no Wifi, no washing up facilities just a tap. Plenty of room for people to go where they wanted no endless rules like no ball games etc. There are plenty of £25 a night sites but to offer £10 may bring more numbers and less hassle. Another option is to look at a Green site ie compostable toilets, no electric, recycling, What about something like this? http://www.exmoorgreenandwild.co.uk/
 
@Farmers little Wife insisted if we got a caravan it had to have a shower and toilet, then she insisted we only stay at caravan park with showers and toilets, her niece who came on holiday with us made it her mission to not even use the caravan toilet the entire week

Caravan and mobile home toilets are there for "overnight urgency" situations, more a feature for the over 50's and the showers are hardly ever used.

Even http://www.exmoorgreenandwild.co.uk/ has hot water showers (in a tent)

What you do need though is a waste dump station.

we just sold our van as it never got used I could never shower properly in there anyway, you dont get the power or feel as though you could have a proper wash without panicking about the water consumption and the mess. We all used the site facilities. We have reverted back to proper camping now - usually only a night or so.
