Too much imo. Doesn't take into account hassle, late payment deductions of sfp. Pay them 75% max of that. Having said that I think your formula is the only way you will compete in a lot of circumstances.

Agents won't take into account that either. I bid £130 an acre for a 96 acre farm, with 4 bedroom house. The farm was a ruin, buildings rundown, no fencing and pasture knackered. The view of the agents was that its market value was significantly higher and I wasn't even invited for interview.

Money is the biggest playing, no matter what anyone else says.
 
I m booked in for a veiwing and like you have no idea what it's worth if it's even worth putting your neck on the block only thing I can see is it's a decent long term landlord

Had long chat with the agent and that Lady character, seem to definitely be in it for the long term. Farm needs lots of work, house not very big. Lots of thinking to be done. How'd you find it?
 
Lot of youngsters there made me feel old lol you could do a lot there if you have the cash on hand as it will house a lot of cows still no idea what it's worth when they say potato ground over the fence is £250+ acre and grass letting is most expensive in uk round there but it's all down to what will make you a reasonable living with some left over to invest for the future
 
Don't be put off by inflations of TFF discussion. IMO values are usually well inflated and removed from reality when several third parties get speculating.

I have put in a few tenders over the years now and I always try to find out what sort of band price tenders we're received and often speculation prices are not far from the mark

letter saying very high amount of applications to a very high standard, etc. Our price was on the high side but allowing us to make some profit. and wouldn't of gone any higher

220 acres of sub = £18480
220 acres of rent = £11000
£37,880 yearly or £172 an acre
Your formula will be about bang on spec. Unfortunately it will cost the new tenant approx £14k to buy the entitlements to then claim the subsidy to then pass it on to the landlord. Good luck to them regaining their savings, I bet their business plans didn't show them getting back the entitlement capital spend before 2022.
