Grassland on a 2 year tenancy

a block of about 17ac has just come up about 5 miles from home, it’s on a initial 2 year tenancy but possibly longer. Guide price is £2200/year so about £130/ac is that about right, we’ve never rented on a tenancy as we’ve always had summer keep for around half that.
There’s no entitlements included with it. It’s all stock proof fenced

If that makes sense hopefully some on can help me out.

How good a grass is it?

I take 55 acres next door on a grazing let so not tenancy and there is a 2 month break each year but I'm paying a lot less than that.
