I charge £70/night,had this since April,been popular,need to get on all the glamping websites to get exposure,can do min 2 nights,has fitted in easier here as I also have recently opened a caravan site.

when do you think you'll break even from ALL the investment on the shepherds huts?

To be fair you have a cracking set up already, very smart FLAT farm. Well done fresh website too.
 
Correct, but only 3 touring caravans, shepherds huts or Pods are allowed under permitted development rights, and that's assuming your PD Rights have not been removed and you are not in a National Park or AONB or other classified area etc.

plus even if you still have the PD Rights, the units have to be removed off the site after the 28 days otherwise they are classed as static caravans in planning terms and thus still require PP. Also more than 3 and / or in excess of 28 days still requires PP
The lady said that she was planning using composting toilets and solar power she can move them a few meters once they start enforcement action and they have to start again.I admit that this will not make you popular with the planners but i believe she is trying to build a business so needs must and there is little they can do (Scotland anyway) also if huts are sited to the side of the track there will be no need to put in hard standing as the road will serve the hard standing.

Thank you,will break even on it after 2 years,also have a pod which is popular,that has a toilet,shower and kitchen,trying to aim at the higher end of glamping

Hi all, I am after some advice regarding Shepherd's huts. I actually want to purchase one for myself and have it as a holiday home in Northumberland (my favourite part of the world!) and wondered if anyone on this site had heard of a farmer renting out a piece of land on a private (rather than commercial) basis? I rented one a few times on a farm but the owner moved and the hut was sold. A long shot, I know, but has anyone heard of this type of thing being a possibility? Thanks for any advice.

We might be able to help clear up the caravan definition question.

A 'caravan' includes static caravans, touring caravans and motorhomes/campervans, but also typically pods, shepherd's huts, gypsy caravans and moveable lodges:

'“caravan” means any structure designed or adapted for human habitation which is capable of being moved from one place to another (whether by being towed, or by being transported on a motor vehicle or trailer) and any motor vehicle so designed or adapted, but does not include...any tent' (Caravan Sites and Control of Development Act 1960)

Many units such as camping pods have been specifically designed to meet the legal definition of a caravan, to take advantage of more favourable planning rules compared to built accommodation. Check with your manufacturer who should be able to confirm this.

Separate from planning permission, this would normally need a caravan site licence. However if you’re exempt from a caravan site licence - for example siting up to three caravans for up to 28 days each year on 5 acres or more - then the use is already permitted development.
