Note that the photographs were taken before the property was previously let in July 2014. The carpets have been removed and all floors/skirts have been sanded and varnished. Built-in wardrobes have been removed from upstairs bedrooms. I will upload new photographs once the current tenants have moved out and it has been re-decorated.

In your opinion..

You can pay £800 a month just for a 3 bed semi around here. 1800 sq ft of workshop space works out at £5.33 per sq ft which is at the high end but there is also the large secure yard and other outbuildings. It's a fairly unique property where you can work from home without bothering anyone because the only neighbours are me! It's worth what someone is prepared to pay for it. Of course, not everyone will think it's worth £1,600, like your good self, but some will.

I've had a few enquires via Gumtree and a PM through here but no viewings as yet. Someone arranged to come up from Northampton today for 1pm but they didn't turn up! I'd also spent a couple of hours of my valuable time this week, taking and sending him loads of photos and videos. Some people!!

Decorating etc. still isn't finished but I'm thinking of contacting a couple of letting agents next week. Last time it was let through a commercial agent who wanted a month's rent as a finder's fee but I haggled and they charged £800 in the end. Still pricey compared to residential agents who are a lot cheaper but less chance of finding someone. If anyone has any other ideas or tips for getting it let, they'd be appreciated.
