Best way to deal with a non paying tenant in rented farmhouse

Have they had the basic manners to let you know of their circumstances? I would expect common decency for them to approach you with some smaller contribution? At the end of the day you are not a charity and the mortgage company wouldnt be so understanding. Once Covid situation ends people cant keep all these rights. Nightmare situation. One of the reasons why we havent gone down the rental sector.
 
We are going through a similar process. Its very frustrating our renter now drops 20 or 30 a month in to our account so they cant be as easy evicted. Covid also slowed things down. they are also fiddling benefits We have plans tho .. Why should we give someone a free ride? no ones given me a free ride? Our house isn't as nice as the one we rent out... makes my blood boil. You try to be fair fair fair but ohh no they know the rules better than anyone mainly as they have been evicted many times..Grrrrrrrr
 
Where does the law stand if you say you are going to sell the property? Can you give notice that failure to pay means you have no option than to sell it. Get the estate agent over to view it? Is there any law that states you cant allow an agent into the property to get it valued?

I would get a letter drawn up. stating the situation with the debt. Obv failures in payments can only mean they will not be entitled to references when moving on. But getting it in writing and posted signed for means you have done your best.

The short answer is your stuffed I am afraid. Start eviction process asap and dont expect to see your rent owed. Taking this to court will cost you money and if they are bankrupt then its a hiding to nothing. At best the court may serve notice on them to pay you back a £1/ month for the next 400 years or something equally stupid!
Its a slow process evicting anyone. Good luck.
 
dont put there own windows through as previously suggested, you will have to fix your own windows for the tenants as it will be in there contract the house is is good order.. you really cant win much .its a slow proper process sign the right people pay the money

I gave a 33% discount to a good tenant after they approached me to say that they were struggling to make ends meet early in Lockdown 1. He's a wedding photographer & she was a manager in a McDonalds restaurant. We agreed & the rent went back up 4 months later when they both found jobs again.

The difference is that they approached me, they did not just stop paying the rent. They don't seem to live a lavish lifestyle either, just live within their means. They are still there, paying the original rent.

If you harass your tenant in any way, that is a quick way to jail! Just do not go there.
I agree it is galling to see a Range Rover on the drive and a tenant not paying the rent, but you must not be tempted

I offered all my workshop tenants rent reductions for the first lock down, only 2 took it up, the rest said they were happy paying what they normally pay

Its prob less grief and more lucrative to board some of these places up till you need it for a family member when you calculate the renovation and revamp after the tenants trash the places , some act like animals in rented houses for some reason , don't know why :scratchhead:

It's called the "Two cars in the drive, but feck all in the fridge" syndrome!

A chap in this village works for a company that owns a lot of rented property.
He said that when the Covid crisis started, some of the ones they least expected claimed that they were on Furlough, so couldn't pay the rent. He said ok , pay us 80%.

Then there are some who he was sure would struggle to pay their rent, who have continued to do so, making no fuss about it at all.

Same here. One family fallen on difficult times, and we agreed to help out. I got very twitchy at the start of Covid, but they have been rock solid.

Tens of thousands are dying before their time, even more have been hospitalised, millions are not able to work through no fault of theirs. Farmers as a group have been one of the least affected parts of society.

If you are fortunate to own more houses than you need and a tenant stops paying rent, I think you should consider how fortunate you are in the scheme of things.
