Best way to deal with a non paying tenant in rented farmhouse

Before you even proceed with anything legal, make sure you have every box you side ticked!

Gas safety
Electrical ticket
Deposit protected
The list is pretty extensive

What I would say is once you start keep going there is plenty of delay tactics out there.

Tens of thousands are dying before their time, even more have been hospitalised, millions are not able to work through no fault of theirs. Farmers as a group have been one of the least affected parts of society.

If you are fortunate to own more houses than you need and a tenant stops paying rent, I think you should consider how fortunate you are in the scheme of things.
Very fortunate yes but what about people who have bought a house as security so that they have somewhere to live when they retire or when their tenancy ends?
Who's going to pay the mortgage when the rent stops
Difficult times and will be for a long time

very different rental problem, father/law rents a house out, had a phone call...we haven't seen next door for a few days, so, over he went, no reply, anyway next door did a bit of contortion on a chair, and saw 2 feet, dead, police etc, but no next of kin in uk, an ex wife abroad, who didn't want to know. Council came and 'seized' his car, to pay for funeral, only to return it after, HP, who then chased f/law for money owed, he charged them storage for car. But we had to clean house out, and dispose off. The hardest part was getting the deposit back - they needed the deceased's signature before refunding it !
Renting houses out, is basically a business, and the risks are obvious, and you have to manage them in a business way. if they have no money, you are not going to get anything, court costs money, nearly cheaper to offer them money to get out, painful, but business is business, or, you can apply to bankrupt them, much cheaper, MVF started doing that, 14 days to pay, or automatic bankruptcy. If they have funds, that might well extract some.

The councils and institutions will have to buy All the rented housing stock up cos the way the laws are going no one will want to be a landlord!

Would that be such a bad thing?
It might stop landlords driving prices up and make houses more affordable for those trying to get on the property ladder, those who can't or won't buy a house could then rent a council house.

and there are also legitimately people who have lost their jobs and can't afford their rent. Maybe the Range Rover is on hire purchase and they can't make the payments there either?



All homeowners including landlords were offered mortgage holidays if they needed them.
I took a 3 month mortgage payment holiday on my buy to let property. The interest isn’t paused! Those 3 months mean my repayments have since increased by approx £30/month. Over the remaining 12 years of the mortgage this equates to £4,320 of extra interest.

You are evicting no one right now with covid laws

Sadly having been in this situation a few times it's best to evict (when you can) and right the money off - you cant get cash out of people who have none and a RR on the drive doesn't mean they have any, it just means they were once creditworthy

turning off gas, water, etc is not legal, don't go there, if a tenant knows how to play it and string it out it can take over a year to get them out, and a healthy legal bill


I would offer them a deal - leave now and you won't pursue the debt getting them a CCJ etc .................. or stay and you will, but I will earn getting legal is probably not going to get your money back and just increase your loss

This is why I smile every time I'm told what a bombproof investment property is and how being a landlord is easy ..................... its not

I want/need to sell my buy to let property. It needs some work doing to it before sale to realise full value. I’ve been trying to get the current housing benefit tenant out since October 2019. I’ve been told today that I may not actually get possession until October 2021.

Don't bother me either way but can councils finance such a massive job and rent them out on the cheap and repair all the damage all the time , bet they won't be arsed with the job !

Personally I wouldn’t have bothered unless it was necessary
We have some friends who took a 3 month holiday on their mortgage
Because it was on offer, both fully employed all the time with no loss of wages
Why?
So they could spend the 3 months mortgage money (about £4K) on a hot tub for them and the kids (because the could spoil themselves as lockdown was hard)

No they're not interested, that's why they sold out of them, as with private landlords it wasn't the cost of the actual repairs it was the hassle of the tenants that they didn't like.

That sounds a lot like communism...

I'm too thick to know what it sounds like. All I can say is round here if something that can be described as a first time buyers house comes to market, it's often aimed at landlords too which pushes the price up. Which is then often too high for younger buyers so they have to rent.
It also happens in the UK.
