Hi All, very interesting read.
I’m currently looking into putting up a new B and B pig shed for 1000 head on a green site to start my own business. Going through the motions of submitting pre application planning to see the chances of getting planning on the site.
What’s peoples thoughts on being close to houses/villages?
As the crow flys there would be three houses approximately 380m away from the proposed site then a reasonable sized village around 700m away.
Is anyone else this close to residential areas with pig sheds and how much trouble do you get from smell complaints?

If the wind blows towards them in the summer they will notice it.
But as above said get away a bit further to make planning easy as poss

Is your building 380m or your land, if you could put shed further away to over 400 it would help, also prevailing wind direction might have a impact,
We have never had complaints but neighbours are nw of us and 420m, our biggest hurdle was ammonia emissions and sssi sites, do your homework as planning can get very expensive

Local residents might pay you more not to build a piggery.Failing that you might’ve off their Christmas card list.

you can get a system to spray pleasnt scent into the air in the building to mask the smell. so might be usefull looking into that for the days its hot with little wind and big pigs.
other option may be look to see if they want nursury units. so you get them gone mid grown. but believe this is getting less popular for some due to amount of transport

A mate got permission for two chicken houses closer
than 400m but it did cost him a lot of money and took
a long time.

As above, we only find the smell an issue when there is no wind and big pigs.
Have you somewhere to get straw and get rid of the muck? Anytime the muck is moved or spread will create a smell.
It might pay to wait until the EA's interpretation of Rule 1 of the Farming Rules for Water has been resolved.

That could be a huge worry to all livestock producers especially if they decide not to allow FYM application to autumn cereals in the autumn.

We could not apply muck in the spring here without massive damage to soil structure.

We couldn't apply muck in the autumn to grassland as it would make the grass unpalatable to winter sheep.

We can't apply muck to grass in the spring because of soil structure damage and the residues getting in the silage or hay.

Could be a nuisance, I for one hope that this interpretation won't be enforced.

Although I will be setting up this as a separate business, the family farm is in the village with some arable acreage so would have to rely on this as a straw supply /muck disposal.

the farm is dairy but would have enough nitrogen loading capacity for spreading the pig muck aswell at current aslong as rules on nitrogen or phosphate loading on land doesn’t get stricter.

where I am based straw for muck deals would be very hard to come across.

Hi. Prope Industries do a good spray system I have used one with chicken sheds
They also do the scent to use but there are other cheaper suppliers

I'd advise you to get in touch with Ian Pick and have him do all of the paperwork for you. I'd avoid a pre-app until you've spoken to him. And then I'd pay him to do it for you.
