Before you enter into the scheme you have to prove that you can afford to do the works anyway. With my fencing agreement I had to get a letter from the accountant saying I could afford it.

Just be aware if you sell it, all the sale price will be viewed as income and you may end up paying a chunk of tax on it. That said if you're not going to use it, get it gone.
