Some HMO landlords are feeling the "heat" on all outgoings included. I know one who has been forced to install sub meters and knock a few quid of the rent, this gives an incentive for his (mainly) student tenants to save energy. He always agrees meter readings with each and also agrees a payment...

The AST agreements schedule that the tenant has to obtain professional instillation of their white goods and insure them along with a Tenants Liability cover ( not that expensive).

OK, both NFU and TFA are crap for FBT's but are tops for AHA's.
TFA is a cheaper sub but lacks clout and now has a chairman with no balls, a wet rag!
