Description

The Ringland Estate is a productive and exceptionally well presented mixed estate extending to 1,021 acres (413 hectares) situated in a spectacular position just to the West of Norwich.

By virtue of its’ position the farm benefits from a rural setting and outlook over the Wensum Valley, whilst the proximity of Norwich to the East means the property is exceptionally well
connected with strategic potential.

Ebony Hall sits at the heart of the property and offers generous, well presented family accommodation to a high specification together with indoor swimming pool, garaging and ancillary storage buildings, office and a separate apartment all in a glorious parkland setting of around 100 acres. The farm buildings are centrally located to easily serve the main landholding and offer flexible general purpose storage as well as the potential for alternative uses – see planning note below. There are three further residential dwellings, details of which are also set out below.

The productive arable land extends to 588.93 acres (238.33 hectares) and benefits from an irrigation system that allows high value vegetable and potato crops to be grown within a rotation including barley, beans and sugar beet.

There are a further 122.00 acres (49.37 hectares) of permanent pasture comprising principally Wensum Valley grazing marsh which provides seasonal grazing and, together with 178.89 acres (72.39 hectares) of generally mature woodland, provide pleasant amenity and significant sporting potential and additional
income to the farming business.

The principal dwelling provides living accommodation on three floors and is designed around a striking, vaulted circular hall. The house is served by a range of garaging, outbuildings and workshops which, together with the estate office and separate apartment, are arranged in a courtyard which create an
impressive residence.

Ebony Hall enjoys spacious, well arranged accommodation as set out on the floor plans. On the ground floor there is a generous and excellently equipped kitchen and breakfast room, dining room, drawing room, snug and study orientated around the main hall. The house is served by a three car garage, reached internally via the rear hall, a significant workshop, outbuildings as well as the estate office and shoot room above which is an ancillary two bedroom apartment which provides useful additional accommodation.

The gardens, grounds and land are a delightful feature of the property and have been impressively established, with the formal, terraced beds and planting complementing the rolling parkland which has created a private setting given the position in relation to the city of Norwich.

AGRICULTURAL LAND

Shown shaded light green on the sale plan the productive land within the Estate extends to 664.7 acres (269 hectares) of which 589 acres (238.3 hectares) is productive arable ground, all of which can be irrigated by virtue of 2 abstraction licences benefitting the property, totalling 300,500 cubic metres pa which significantly diversify the cropping options and income potential of the farming enterprise. The arable land, together with the grazing marshes on the River Wensum described below, provide balance to the farming enterprise which also has a significant conservation element.
