16 acres of pasture for rent - How much to charge?

We're looking to rent out 16 acres of ring-fenced pasture with good access to water. Ideally looking for a sheep farmer.

This is the first time we will have done this in a long time, so how much would you charge/expect to pay for something like this? Based in the North West, so we can't charge Surrey prices!

anywhere from 30-100 acre depending on fencing , grass quality , access , water.
sheep farmers arnt going to pay dairy prices ,
I pay £30-50 , no sub £70-100 with ,very average pasture , sheep simply wont cover much more cost

edit: will add have a fair bit free , to keep tidy , around factories / lifestyler large gardens ,etc (cant cut hay or silage ) so needs good topper . it all averages out

There's 70 acres of midling grass up for letting beside me 1st april to 1st november, sheep or light cattle, no entitlements,, currently making £11600 and not finished yet,,, bloody nuts farmers if you ask me.

How come my calculator makes that £165 yet some farmers have a magic calculator that makes it £50 an acre! They really must be living in a parrellel universe :oops:
