16 acres of pasture for rent - How much to charge?

We're looking to rent out 16 acres of ring-fenced pasture with good access to water. Ideally looking for a sheep farmer.

This is the first time we will have done this in a long time, so how much would you charge/expect to pay for something like this? Based in the North West, so we can't charge Surrey prices!

anywhere from 30-100 acre depending on fencing , grass quality , access , water.
sheep farmers arnt going to pay dairy prices ,
I pay £30-50 , no sub £70-100 with ,very average pasture , sheep simply wont cover much more cost

edit: will add have a fair bit free , to keep tidy , around factories / lifestyler large gardens ,etc (cant cut hay or silage ) so needs good topper . it all averages out

Don't give anyone a full tenancy. Be difficult to get rid of them.

Say 5 years with review after first year. Option for both parties to make changes.

How come my calculator makes that £165 yet some farmers have a magic calculator that makes it £50 an acre! They really must be living in a parrellel universe
