80x40, 24ft to eves. Split in to 4 bays. 1 bay for drier 3 storage bays - £200000. Includes concrete inside and similar concrete area outside. The internal stuff is frighteningly expensive!
This is to store about 600T of wheat.
Still looking at options!

Over £300 per tonne just for drying and storage on land you already own? That's staggeringly expensive.

But when/if the wheat job goes t!t5 up you can rent it out for £4 sq ft. as industrial, £15 ft for offices, or convert it into a nice house.
What would you do with your central store tonnage??
If its like another central store you might as well light the fire with £50 notes as get your money back.

Investing in any grain storage is a long term commitment, I'm sure nobody builds a shed, split into bays with drying facilities, expecting to not be growing grain 3 years later.

If the market for light industrial/office space is so hot, why would anyone build grain storage on the farm?

Central storage doesn't fit with everyone's business model, but is cost effective (and tax efficient) in many situations.

That does sound expensive but a shed will add value to your farm whereas central storage won’t.
I am trying to keep on farm storage if I can. Not worried about the capital value as it is on an AHA farm, but will free up a current barn to provide additional income, as well as update our crop storage to a more modern system. I may go for a mobile dryer set up and do away with lots of internal works to keep the cost down.

Central Storage is more than just storage. Colour sorting, a certain amount of cleaning all giving quality uplift that more than covers costs for us. Then there is the convenience of shifting it all off farm by end of October and so you are free of monitoring and loading out for the rest of the season and you have the flexibility to sell it when you like.
It’s a no brainer in my view. I am not interested in letting any part of my yard to third parties as I live next to it.

I've got 1000t of grain storage, and still send all mine to CS. Mainly as my setup is old; won't keep up with the combine; and there is zero market for letting things out round here.

I have some central storage and keep wondering why. New terms arrived this week amd
I think they have forgotten that they are meant to be a members cooperative. 😡😡
Overall it was an expensive mistake.

Looking at some of the current costs to build grain stores and the price of gas/kerosene for drying, it makes CS look better value than it did 6 months ago.

If you want to build sheds for commercial letting then build them right in the first place, in the right place to the right spec.

I'm surprised it's not been mentioned on here but i believe that one co operative is basically taking away it's members storage rights
