OPs spelling seems to have improved a little and the disability somewhat forgotten !

I quote "Sorry for being a bit vage but at the mi live in a tiny council flat on disabity benifts I want to work and pay in by I need to look out for me and this opportunity comes with a big risk of loosing my benifts and home "

I'm sorry but someone who has posted previously that they farm 400 acres its a little far fetched to be on disability handouts and live in a small council flat....... anyway surely farming 400 acres precludes one from claiming !!
Nope she just ditched the crap tablet for voice to text typing on pc or phone. im gald at least you are having fun with this but my it's realty and it's no fun being messed around at all

Thank you sceptical chaps
The land is not a con but it has significant dept attached that we would have to clear to the piont that 80% of it would be dept after adding inheritance tax so while it could work for someone i don't think that is me in my current situation. additional my business partner is so cross that I have shared information about him he's blocked my number (dementia makes flexible thinking difficultl) . So probably dodged a bullet with that aspect I have asked the solicitor to finish their enquiries but if the dept can not be significant reduced /written off im not able to lend against the land and will not take it on.
It could be sold or come up for rent so thank you for your time. I may pop up again but not until i have land deeds in the bank and if i work with my friend an agreed legal framework to protect my interests in any business.

How is debt attached to the land? I assume you mean it is held as security by a bank or similar institution. If that is the case, then you are not being gifted land, you are acquiring land by purchasing debt borrowed against it.

My understanding is that in the case of a death, the capital of the estate must first clear any borrowings against it before inheritance monies can be shared out. This sound to me like the surviving want shot of this land to increase their payouts.

Walk away.

you have to pay inheritance tax before any assets are dispursed,
