I’m looking at putting up a grain store,
Ok, so not what you where thinking this thread was about sorry 🙄😂.

Anyway the size I want to do will put us slightly over the permitted development threshold of 1000m2. Only by a mere 80m2 🤦‍♂️ but this would mean a full planning application so the price goes from around £500 to nearly £5k😱 basically dead money 😢.
Anyway, has anyone’s new building ever grown slightly as it was been put up 😗🤫. If so how did you get on with the planning offer?
I know I’ll probably end up putting the plans in as I’m to honest to actually try it but, does it happen? The fees are extortionate!

Why not just add an extra bay in a years timeand save the 5 k
Won’t be that simple as I’ll need to build the ground up on one side and across the back. Basically it will be a lot of work to extend/move the end wall once it’s in so I’d sooner go to the length I want first time round.
It is something we’re considering but the work to move the end will probably cost as much as the planning.

It used to be 4800 ft 2 I put a good few grain stores up then 80’ x 60’ which grew a bit to be that size internally to be 60’ which with walls and width of columns ended up nearer 65‘ wide

Be aware they also take into account any concrete yard in front in the area so don’t mention that !

Can add an extra 20% (?) to a pd shed in year 2.
Pd application.999m2 and full planning for another 100m2 if you're keen. Still £435 (?) for full planning app?
It’s something else I’ll ask the question about but as it stands it would be -
£435 for up to 1000m2 on permitted but once you go over the 1000 you have to apply for full. So £435 for the first 435m2 then £435 for every 75m2 after that!

Think planning officers are still working from home.
Certainly not doing site visits around here to determine granting or refusal of permission.

If they aren’t concerned enough to visit for that I’d say you’d be very unlucky to find one interested enough to visit for a precise measure up.

To be fair it would only need to be about 10’ wider over the length of the building. I mean, who’s going to notice that 🤔🤣

It’s ok, it will joining into an already concreted yard so that bit should be ok fortunately.

it’s always risky if you get caught

if you have no neighbours or major local enemies then the risk is much lower.

Usually if the first 6 months goes by you have got away with it! planners around here at least are so behind they give little thought for ag buildings.

be aware of newts though. I won against the environmentalist on my last one so I know he’s out to get me For the next

We get on well with all the neighbours (i think🤔) so hopefully shouldn’t be a problem there and already hard standing so shouldn’t be any newts. Still early days yet though so plans could alter.

We "forgot" to include an overhang on a shed under full planning, a neighbour complained as he hadn't had notification and the officer came out. She measured up and spotted the mistake so we had to do a retrospective application. No one noticed that the shed was then into the next category and no-one objected.

Uncle on next farm has done several big sheds as part A and part B, not an issue at the time.

Know of a shed locally that had an extra bay added between planning and finishing the job.

Farmers are quick enough to have a moan at non farmers for doing stuff without proper planning.

Just make the shed smaller and then add on in a few years time under PD.
