Advice on Developing Old Farmyard into 5-10 houses

We have been mulling this over for a number of years now and have decided to go ahead and develop the area that has the old farm house and a number of old small sheds on it. The area is just over 0.85ha (2.1 acres) and we should be able to get 5-10 good sized homes and its not going to impact our farming operation. I have been through the planning process a few times now for other developments on a smaller scale and am pretty fed up with it. We are thinking on this one to just get outline and sell as plots or to sell/do a deal on the lot and let a developer do the planning etc.

My current issue is I know a few builders I have had work done by but never dealt with any at the correct scale for this project. I can find companies to build 50 houses or 1 but nothing in between. I don't see the point in doing all the planning work etc and then getting in a builder to do it unless I'm going to project manage it and take the extra profit for my hassles. looking for a company that will come and do the lot and basically take the hassle and time off my plate as I have other things to be busy with.

Any suggestions and recommendations for small scale developers who do farm developments in central Scotland?

Do you have to deal with CIL up there? That could give you a good kick.

id be tempted to get outline planning and sell them off individually. Just price them at a level where there is limited uplift once the build is completed so you only get end users building their forever home.

plenty have got stung trying to do it themselves and project manage them, unless you have done it a lot it’s a big risk, you have to stump up all the cash before to see anything back and you really need to know and trust your builder !
