No . As long as criteria is met then the sky’s the limit. To put into perspective though if selling said property then certainly in this area it would be valued around 1/3 less than a non tied property .

Absolutely not. Ag tie has nothing to do with rental and only kicks in if you want to sell it, but you can get an ag tie lifted relatively easily. We've just got one lifted and it took 6 months but that was mainly down to the council not being in the offices.
We've also got another ag tied cottage, 4 bedrooms, double garage, detached rented out for £1200/month.

@D14 did you use a professional firm to remove tie? Or tackle it yourself? Would really appreciate more information. 👍🏻

An ag tie is linked to the occupancy of the property therefore will apply to anyone that occupies. If renting out the tenant still has to comply.
Not really true, have 2 houses rented out that have agg ties, in fact they have been rented out for so long now I could get the agg ties lifted. Get someone in and keep your head down!!

My understanding is that the occupation must be someone working in Ag ( majority of their income) or the widow/ widower of someone in Ag......
Councils take a dim view of non Ag occupation...... if they find out ! Which hopefully they will not 🤔
