AHA New Windows

We've been approached regarding replacing the windows in the farmhouse on our AHA farm. Several of the old wooden windows are rotten and need replacing as a matter of course. However, or landlord is saying we should pay for half of the replacement cost. This isn't upkeep, or painting, it's replacing a serious structural issue. If the windows need replaced, surely the LL foots the bill, whether they go new wood or double glazed?

Any input much appreciated.

We pay for half repairs for windows , gutters and roof repairs but not replacement.

Our landlord priced up repairing the timber, then priced up replacement with pvc.
We ended up paying for ½ the pvc as it was way cheaper than constantly paying half for repairing and repainting the timber.and gained double glazed glass of course.


Quality pvc sashes are very good,not much different to look at than the original timber. The hinged windows were 1970s junk anyway so matterless

50/50 id say & be thankfull there willing to do that
Did ours heck 13yr ago now, best thing we ever did
Not a listed House neither so i had the pick of what i wanted & who supplied them.

It's in the wording of our aha tenancy we have to pay half for new windows and doors, and half for their painting. If you can get away with plastic then go for it, their alot better. No painting, just a bit of oil on the hinges or catches once in a while.
Agree 100% id never have wooden windows ever again knowing how this has been since.

Our tenancy state anything on the exterior of the house is landlords responsibility and the inside is up to us.
Exterior includes roof, windows, gutters, doors, pointing etc.
The land agent though is a real bad human being though, a real waste of skin. The windows on the back of the house were replaced which we payed 50% just so the job got done. Now the front needs doing and we got quotes as required for pvc windows. Then they said they wanted wooden sash windows which are 10k rather that 3k for pvc. Again we went along and said we would pay half (when we shouldnt) but apparently the money isn’t in the pot for such projects 🤦‍♂️ but won’t back down on the sash thing.
When you say to them I bet there’s money in the pot to pay your fees though, things get heated.
My point is the window replacement here has being on going for 10 years even though it’s there responsibility. I would quite happily pay 50% to get the job done

I’m the same as others half on windows which with a listed house and sash windows isn’t cheap or eco friendly as double glazing not allowed!

On the good side i am not liable for the roof and new thatch going on next year

Can't you pay 100% of pvc and hope the agent does one!

Should have done it 10 years ago before we said the windows need replacing to the agent. Now they have it on their file it’s a cash cow for them. Send a letter to the beneficiaries about the windows 💴 day in the office looking over the quotes 💴 site visit 💴 the longer it gos on the more money they make.

Yes we no the owners. It was one family but as they breed they keep passing the shares down to the next generation. It’s a right mess and they all can’t get on so they employ an agent. as you say it’s an agents dream.
