Aha rent review

Is there a maximum percentage that a aha rent can be increased in one go. I'm sure i have read it somewhere and with the landlords agent just asking for a small increase of 75% i would just like to know?

What you agree at the end of the day will be different.
Just bear in mind, he probably thinks the more ridiculous his initial demand is, the higher the figure he is likely to achieve at the final point.
offer what you think is fair and stick to your guns; maybe tell him you are thinking a reduction is in order, in light of the imminent reduction of BPS.

Join the TFA if you aren't a member, use their rent database to find comparables in your county to help come up with your response. Also don't forget to point out that an AHA rent is about the earning capacity of the holding and the farmhouse is not separated from the land for AHA unlike FBTs.

What's happened here is the landlord has found an agent with no shame. They say if your first offer doesn't make you blush, you're not going hard enough. Clearly the agent is unable to blush.

In negotiation jargon, he/she has "opened extreme", in order to condition you to a high rental figure. Simply go back with a low offer, then meet somewhere in the middle.

You must have an idea of what the going rate is. (If not, it sounds like the TFA can help.) You need to go as below that figure as the agent has gone above.

Remember not to actually blush though. :)

There is no house with the farm and were already paying more than most the farms on the tfa rent data in our area of similar size and most of those have 1 or 2 houses.

75% ffs I suppose it depends what you’re paying now . If anything there should be downward pressure on aha rent with subs going then again I guess your agent will know that !

When the BPS decline schedule is published post Brexit (when it actually happens!) you'll have a known system to trigger a rent review with and argue for a tapered rent reduction. In the meantime, join the TFA. The savings in rent at the negotiating table will more than cover the membership fee.
