Any ideas for this situation?

We farm near (5 miles away) to Catterick Garrison which in the next decade is going to become the largest garrison town in the UK. We have an 8500 sq ft fully insulated building that will become vacant soon and wondered what we could use it for as a diversification? Kennels have been our first thought but is there something that a large garrison town would need or could use?

I went up to Catterick bout 3 years ago ,,carboot sale on the racecourse car park and another one in an old warehouse not far from it ,in winter on hard standing they get alot of trade

Lot of young families I guess so serious suggestion would be a soft play or these trampoline centres - every time I take my children to one I think what gold mines they must be

We have been going about 14 years now and one of our suppliers who has been with us all that time reckons we are the only place he deals with throughout the midlands that hasnt gone bust in that time. I put that down to location - countryside, not massive visitor numbers but low rent and low rates.

I guess I'm just in a busy location - they are always packed around here

was speaking to someone with a tramline centre who reckoned it was turning over 100k per month !
 
Agreed - location is a massive factor affecting visitor numbers - but I would still rather see 250 visitors a day rather than 500 - more profit, less hassle (y)

Trampolines and climbing walls are the flavour. Soft play seems to keep steady regular numbers - our figures have been fairly static for last 8 years despite new venues in towns nearby. Just getting ready to sell/lease it out if you think its such a money spinner ;)

couldnt you somehow have it so that you could use it for multiple things, i.e. farmers markets, car boots etc. at weekends, something else monday-tuesday, another thing wednesday-thursday etc.
Maybe offering variety or hiring it out to people who want to use it for their own thing, i.e. arrange their own car boot sale, which will save you the hassle of advertising etc. and if you are charging them a flat rate then it doesnt matter how successful or unsuccessful it is, you still get your money, its down to them to organise it.

Sorry, this is probably a senseless load of rubbish! been working all night :sleep:
