As landlord it’s all about the £/acre per annum rent.

get the top up if you can, index linked, good decor bond, maintance if you can as well For the grass care

batteries by separate negotiations.

Connection costs will have a "contestable" element and a non, obviously the non contestable has to be done by the DNO elec Co but the contestable can be done (to spec) by anyone in effect.
Costs to connect can vary wildly, did have another Co interested here to build a wrap around farm (around the existing solar farm) and I know they were quoted 2.5m for a connection straight into the local substation, (circa 2miles).
Rents are circa £1k/ac, we managed to get a profit % option, so whichever is higher, the fixed rent/yr or a % of the yearly profit, all index linked too.
The security bond re decommissioning is usually in place pre build but it will be a low figure to start with, after all the plant is worth quite a lot, this figure is renewed every 4 years and obviously it will be more realistic into the term.
Ours is coming along very well, hopefully they will have finished pile driving this week, panels should be going up shortly. It's just change and after it's finished am sure it will be lovely, wildlife hasnt seemed that bothered by all the noise etc.
It certainly beats growing wheat on bad BG clay and very light brash.

Rents for these sites unless extremely good have in the main been falling over the years.
some early sites were over £6K but lately they have dropped to the region of £800, however with the current energy prices doubling, I can see rents rising considerably

The demented woodpeckers are a real annoyance, but here they did the site at around 3ha/day.

Yes, they really cracked on on the clay ground but have slowed to a crawl on some of the brash ground as they need drilling rigs to get through it, so have 2 drilling rigs running all day.

A few years back we had 2 quotes for the same site, due to 1st one expiring. One quote was £450,000, the other £3.5million......for exactly the same scenario. Utter drivel designed to put people off. Hopefully times have changed.

This high energy price can’t stay like this for long though, gov will have to find another way out. these contracts are 30+ yrs long after all so I imagine this price will be a bit of a blip? Good time to negotiate though 😃

Some of the upgrade costs are eye watering, but of course the DNO only make their permitted 4% profit on it!

their latest trick Is to say yes to an initial enquiry for a local POC then after you pay the big cheque for the full quote they change their tune and offer you one 10 miles away!

Wow, must be a slow old job drilling? Is it essentially a pilot hole, or are they fixing the PV support legs in the drilled holes?
Drilling then thump the RSJ's in to the holes I would guess the hole is marginally smaller than the RSJ. Where they tried to thump them in they get so far then stop, had to be dug out. I will get a picture tomorrow if I can

I cannot understand why they don't use pointed steel for tough land?
Pointed steel?? It would go through the topsoil/brash but there is a limestone layer and it wont be going through that!!! The only thing that will is a drill, it's only part of one field where it's being drilled there is a fault line running through the site so one end is heavy clay and t'other is brash. The brash is circa 6" topsoil/stone then straight onto limestone.
