Approaching Farmer to buy some land

That's a good way of earning a bit more cash, if you are lucky enough to sell land for building. Try and get planning for a larger garden but don't sell it all.

When times are good mention to the owners that you may want to sell the end bits, if you plant a few nice trees in there they may well pay a premium for it, it will add value to their house and be worth more to you then then at the time of the house sale initially.

but what is very poor grade farmland worth?

This little gem of a quote has nothing to do with the value I am afraid. Your not buying farmland. Your buying a garden extension. With planning its a million per acre and without as a paddock its £35,000-£50,000/acre. Don't forget 'hope value' the farmer may have in his head as well to add to the paddock value.
 
I certainly would consider renting, how much do you think it will cost to rent 2.5 acres?

I wonder if there would be any room for negotiation as it will cost a lot to repair the fencing around the land and also to get rid of all the brambles. It is massively overgrown.
