Block of 130ha arable lots of little fields 4ha ect bit naff but no bps to worry about sounds good. Mostly had the back end of it ripped out Of it I expect full of bg . so guess some good covers followed by spring cropping couple of yrs. what’s the price tag going to be on that ? Every one I’ve spoken to about renting land are saying no way. But surly there be some one to take it on even if it’s free can it pay. Lots of hedge cutting and gate ways tidying up to do. Drainage ect.

Is anyone claiming the BPS? If so, you're going to be doing the cross compliance. Depending on the terms, they aren't eligible to claim if you have a tenancy.

£30/acre.

out going chap is keeping his bps to sell on. (I think )No one claiming on it
Lime / p / k is expensive.
£20 acre would be about right for the rent maybe.

The landlord will be expecting you to purchase the entitlements so you can pass the payment on. So if your serious you had better budget for that. I know they maybe defunct in a year or 2 but that the gamble will you have an asset to possibly get your cash back or will they just disappea!

Not much on gambling I'm afraid.
I had budgeted for it one yr left they cost what you get back. Then nothing
(((If )))) can't put ££££ much on if. I do like working for nothing tho .

I’ve always worked on a fair rent being 1t of wheat at harvest price on eligible land

So say £130-£150 less £70-80 ? / acre as no bps leaves a rent of circa £ 60-80/ac

If you can’t make a decent profit at that then there is something very wrong with your fixed or variable cost spend (or both of those things)

Going after it yourself then ?? The best horse will jump the ditch even if he breaks his neck on the far side !!

No bps to worry about?


I was under the impression that you have to comply for all land under your control regardless of whether you claim a block or not.

I was under the impression that you have to comply for all land under your control regardless of whether you claim a block or not.

If it's not registered to your holding, you don't have to comply though many of the rules are law anyway - they just have to take you to court and prove guilt rather than take some of your BPS away instead.

Once we have certainty after Brexit (?!) it would be worth looking at buying entitlements for BPS. They have always provided at least an 80% return on investment every year in the past. If values drop they will allow for the fact their claim value will drop in line with the tapering off in BPS. Where else in farming do you get that kind of return? Adds to working capital requirements though.

Fixed costs £280 acre
Spring barley Margin £ 159 acre
Winter beans £186 acre
Wheat £302 acre

Total avarage margin £215 less costs net loss £65 per acre just point out that’s with out adding inn cover cropping.
Don’t think it’s going to work at any Level of rent value
