Asbestos roof repair

Hi all

We have a 10,000 sq ft barn with a pitched roof. It has a few cracks and considering repairing it (using a company that cover cracks and seal with a 10 yr guarantee) or a full re roof.

Does anyone have any recommendations?

I've had these types in past saying they will repair my roofs,, clean it , repair, spray,, blah blah blah,, ten year guarantee.., had it done, pissing in within 3 years,, rung them and told them problem... phone quickly put down. Found out they were caravan born entrepreneurs.. Not saying your guys are but be weary

I phoned our builder man the other day to come and give me a quote to reroof 5000 sq ft of asbestos which was put up in 1971. It's getting quite porous so I think it best to bite the bullet and put new sheets rather than faff about and hope it'll do another 46 years.
 
Depending on how you want to do the roof you can either use a grid system and over clad with either Box profile, Corrugated or new fibre cement or you can use a foam filler / GRP over clad system which you would use a 25mm foam filler block to match the existing / new profile and then fix a new GRP Roof over the top in asbestos grey colour.

I have a sample in the office of the second option, I will upload a picture tomorrow.

Full re roof. As per other post, 10 year guarantee means nothing if the company is no longer in business. You have several other options:-
1. You could overclad and could insulate at the same time if you require an insulated roof. Material cost more than fibre cement, but you save any asbestos removal costs. Labour cost fitting spacer and box profile sheets probably similar to fitting fibre cement. Down side is you still have an asbestos roof.
2. Strip off the asbestos roof and sheet with single skin box profile. Material cost more than fibre cement, fitting cost less. Cost of asbestos removal. More importantly you will get condensation which may/will be a problem.
3. As above with anticon fleece lined sheets. Material cost even higher than fibre cement, fitting cost less. Cost of asbestos removal. No guarantee that condensation will be reduced unless ventilation increased at eaves and ridge. Personally I would not recommend this against fibre cement.
4. Re sheet with fibre cement. Material cost less than above, fitting cost slightly more. Cost of asbestos removal. Benefits are better condensation control (as your existing roof) and a maintenance free roof guaranteed for 30 years with an expected life span far greater than box profile sheeting. The best option in my opinion.

The biggest cost to the roof replacement is the asbestos disposal. You could either remove and replace with fibre cement or an antidrip tin.
Or if the structural integrity of the existing asbestos is good we could overclad which is put a 2inch timber on top of the existing roof, fixed to the purlins then a metal sheet fitted on top.

How does the fixing system work over old roof lights ?
With old discoloured roof lights, presumably you'd need to extract the old light first , either by sawing it out or loosening enough adjacent sheets to slide the old roof light out?
Does the spacer then work if there's no sheet under for it to rest on?

Hi I have just completed a treatment to an asbestos roof .
Cleaning and also changing the old roof lights.
We sprayed the roof giving it a 10 year guarantee.
My Guarantee is backed by the manufacture of the product we use.
Which is the same as anyone else supplying .
what ever way they do your roof.
The chemicals we us are water based and we can also fix splits in the sheets with a bandage.
We treat and tape the old rusted hook ends as this is were the main problem lies to water ingress.
Also if there to bad, we would replace them, Re Fixing to the purlin.
We also do get involved in over laying the roof with cladding but wind and extra weight to the roof designed Must be calculated to carry the old roof.
So also I always think what's the extra weight, we adding and would you be insured by not having a surveyor to say the alteration to the roof will take the wind loading and snow load ? Something to think about.

Did you know about the Tax relief availability on expenditure on remediating asbestos contamination . Stop land fill TAX in other words
Look up corporation tax act 2009 section 1143 . Or ask your accountant. If you have already done work on or after 11 may 2001 you could claim relief back. Worth a try.

Sorry also forgot to say after 10 years we could wash down the roof and re spray the roof and replace any damaged sheets easy and even replace the roof light s.

Most of the time this overclad system is used when the customer wants to cover the whole roof to stop it leaking or to add some insulation to the roof as normally the sheeting used is tinted grey. If you wanted to keep the daylight then i would expect the best way to change the GRP would either use a Fix Safe system from the under side of the roof or as you say loosen the fixings to slide the old roof light out and replace with a new one.

If you did take the old roof light out you would require an new one in place as the spacer foam system for this sheeting is required for the new sheeting to go ontop of.

This can be used on most roofs as the GRP sheets and Foam fillers can be manufacture to suit 95% of profiles in the UK.
 
Following as our rented shed needs holes patching/covering/pieces need replacing. Landlord says it's "big six". We don't want to spend much if anything at all if we can help it and don't think he will want to spend much either. We are talking of just taking the worst ones out and replacing like for like. Where could we source second hand sheets? Is it even worth it?

You are not supposed to reuse asbestos sheets - any second hand sheets are likely to be asbestos and not fibre cement. Removal of damaged sheets without damaging adjacent sheets can be tricky- they get very brittle.
For odd cracked sheets I have used Perspex or grp sheets - loosen or remove bolts and slip in, leaving existing broken sheet. No reason why it shouldn’t last quite well.

I understand @ewald, it's a rented barn and not sure the landlord wants to pay money to get it fixed. Was wondering if it's possible to get second hand ones. Thinking about it, it's a crap idea, they would be no better than the ones already on the roof. What sort of price could I possibly be looking at paying for a big 6 equivalent??

I have been repairing both Big 6 and 3" profile roofs at home over the last couple of nights. The sheets in question have cracks along the bottom of the corrugation. As mentioned already in other threads, those that are cracked at the top of a corrugation don't tend to let in any water, or certainly not enough to warrant fixing. But I have a number of sheets with cracks along the bottom of the corrugation letting in a lot of water. I bought a couple of sheets of clear skylights, (they were called Vistalux) I cut them with the grinder into strips of one corrugation. I then slid the strip between the cracked sheet and the purlin, extending it all the way down over the wall and into the gutter, in the case of bottom sheets, and down over the top of the adjacent sheet in the case of upper sheets. Maybe I should include this in the bodges and quick fixes thread as well! So far it looks like it has dried up my shed without me having to disturb any asbestos, and when chopped up, one skylight can be used to fix a few sheets.
