Think hot water over the 60*C should be weekly rather than monthly for domestic usage and that full stratification of the tank, not just the top little bit. Having seen the problems legionella can cause I'd set it to go to 60*c daily, but maybe I'm just to cautious :whistle:

I'm doing a small barn conversion at some point this year, so it will be underfloor heating througout. With that in mind, will try and dig up some of the paddock and see whether I can get enough depth for a GSHP though I suspect it might be too rocky. Hadn't thought of tying two buildings together with it before.

Will also look into Solar Water to pre-heat the tank and Solar PV to cut down on (paid) electricity usage.



What's the App/device you're getting that from please? Don't mind installing a new controller if I am able to remotely manage it.
Better off spending your money on better insulation ,better windows ,better systems,ie bolier water tanks etc

Fully intend to do all of the above. Due to the "lean" on one of the outer walls end gable and one wall need to come down anyway, so will be rebuilt with proper insulation/faced and the tin roof is also going to be replaced with slate, so will be new & properly insulated too. Might as well get it right to start with and then have low(er) running costs.

You do that bit tidy with leds and low consumption appliances,your running costs will be very low.depends on how big a place it will be,dont get me wrong renewables are ok ,but justifying the outlay with no subs is tricky,i have put allsorts in ,looked at solar water but the outlay didnt compute,a shiny new gas bolier will heat the water far cheaper ,you will have a bolier as the sun dont shine always,

Hi - Im Tony, and in a former life (for 12 years) I was involved in the water treatment industry specifically in the control of Legionella.

Above is a link to the part of the legislation that will tell you the absolute minimum level for meeting the requirements of the legislation. Table 2.1 on pages 31-33 will tell you the maintenance and monitoring requirements.

Regarding Hot Water - the regs state it only has to be checked once a month - with the stored & flow temperatures being >60'C and the return temperature (if present) >50'C.

Depending on the temperature/stagnation etc - Legionella can proliferate a system in 2-10 days. So monthly checking is likely insufficient if there is any doubt in the system. Usually, its suggested to ensure a hot water vessel is raised to 60-65'C for atleast 1 hour daily. During this hour if there is a de-stratification pump on the system - it should be pumping water round the tank to ensure the entire volume hits 60-65'C.

As, at 60'C - the majority of the bacteria is dead within an hour (at 70'C its almost instantaneous). However, if there are deadlegs anywhere in a system where biofilm can form - temperature will not control the system by itself - and chemical/biocidal treatment will be required.

Whilst Im now involved in the selling of Activated Carbon (for Water and Air Treatment - H2S removal etc). If I can help with anything L8 wise (Legionella) - happy to point people in the right direction.
