Barn conversions £/ft

Ok. Exterior and interior. Inside is when I was recuperating from having a replacement titanium knee hence the bed. Exterior today.
Timber trusses are from Naaaarfik milled by a local mill and put together in 'my' style with my portable chain morticer and little Skil circular saw to do the tenons. Depth cut then chisel and afterwards plane with a rabbet. Puuuurfect fit. Assemble & then crane into place using daughter aged 11 to direct. I had a 'special' nose crane made for the TB 175 which enabled me to lift them into place.

Brickwork is a mixture of Monks bond and Flemish bond. White mortar to match the lime mortar and I hate grey mortar except in block-work.

The house will be black pan tiles. I love the tin sheets, I love the faint noise they make when it rains. I did not want to overshadow the house but if someone in the future wants to fit tiles the infrastructure is there underneath to do just that. 'Tis only batten spacing.

I think they look good , and a doddle to fix .
 
Why don’t you work backwards?

What’s it worth to rent out? Not sure on your rentals but down here 1400 ft2 of office would be worth £20-25k per annum in the ideal spot. Where in Lincs are you roughly? Look at a few compatibles and see what is achievable?

If you want 10% return then you have £200k to tinker with, I’d say it’s doable if you find the right team.

The amount of insulation is dependant on other variables, ie what construction ,what heating ,how big are the windows etca new build just done 90 in floors, 120 walls ( timber frame ) and 300mm of iso in roof

Converting generally costs more than new build, you dont really need it, run it through a crusher and use for the sub base of a big shed.

PS, if there is the slightest risk it could get listed, go out now with the teleporter and push it over.

Can't believe you say that. Could be worth something for his kids to live in. Could be worth £350k in a few years
