Basic grazing value

I’ve been asked if I know what basic grazing is worth to rent. It’s fenced has water but can’t have inorganic fertiliser applied to it as it’s in a scheme. I’ve looked at it and it’s clean from weeds. It’s local authority owned and they are looking to rent it out for grazing only. They’ve asked me because we do some work for them. Any ideas? It’s 42 acres in two fields and is secure.

There will surely be some sort of stocking restrictions as well as the no fert clause.
I would find out more info before taking the plunge, but i wouldn’t be offering a lot if they are getting all the sub

I’m not sure they’ve got as far as thinking about stocking restrictions to be honest. It’s definitely not registered for bps and the scheme is an in house council one so not a defra scheme. It basically just wants managing with stock as they’ll add some fertiliser back to the land.

It’s not for us. It’ll go on the open market. They just want an idea of value from a farmer that’s all.

we have some scheme land we rent , £30 acre no bps , some other free , i would have thought £50 - 60 is a good deal for grazing , maybe nearer £100 if you can register for bps , as entitlements belong to farmer technically you can take them with you if you move on , would probably need to buy entitlements though .and will need to clarify scheme details so it doesnt conflict with rpa rules , Also watch public access and dogs etc , a lot of council land is often a dog toilet for the locals
no doubt if it went on the open market some muppet will pay stupid money and not utilise it or farm it at a loss (vanity project) , and youve lost it , so you have to decide what its worth to you .

After some meetings the deal is £50/ac charge. The landlord will maintain the fence and ensure water supply as well as do any weed control due to the scheme. The tenant has to supply the sheep so that the grass is grazed and tidy and pay the rent. Stocking rate 8-10 animals during summer months and 4-5 animals winter months but ensuring it’s not over grazed.

I think that’s a fair deal isn’t it?
No bps involved and no obligation on the tenant with regards to the scheme other than GAEC.

yea thats ok , fences / weeds / water , looked after , think i would ask to re-assess next year after you have had 12 months to see how stock do on the ground ,a decent landlord wont have any issues with that as it will be of mutual benefit . best of luck

It’s not for us. I just helped the council put the offer together. It’ll go on the open market I suspect.

Mind if I ask how the stocking rates were worked out?

The scheme on the land is the councils own. Bit if a trial by all accounts. They used an environmental consultant who assessed the land and different flower grass species and then worked out growth periods and then subsequently the number of animals which are specifically sheep only. I along with a council person then met her a few times and the thing was put together between us. I can’t recall the name of the company but I know she did a lot of work for renewable energy projects like turbines and solar.

I was curious how the stocking headage was calculated? Is the intention to set stock and maintain a grazing presence or to graze it down and then leave it recover?
