Its not a LOA (letter of Authority) you need to sign. They will want and you want an Option Agreement to enter into a formal lease should planning permission be granted. You have nothing until that is signed. Take legal advice the developer should pay for it
LoA is usually the first stage, then Heads of Terms and the Oprion Agreement follows on.

Proper legal advice is vital... The Offer on costs will often be piddling, but the Agent will negotiate for better terms.

Still waiting on the agreement with DNO as there are other applications on the line, not all viable. "Ours" has crept up the list... so, 🤞

Rental figure offer has improved dramatically I am pleased to say, as the site has many plus points.

Anyone progressing with theirs? We went fwd with one company last year, and they lodged it and availability came back, start of '22 they topped the interactivity list and paid a substantial deposit to secure it and progress with design.

Had understood it would be three months but DNO seem v slow with design and looking like it'll be another couple of months. Just wondering if that is similar to experience of others, and how you're finding the process.

Seeing a very similiar thing here, albeit not topped the list initially. My Company is still positive as it would fit in with another project. Chunky deposit due anytime.

But several have complained about the DNO's, who are still behaving like a chicken on eggs... Zero sense of urgency it seems.

If you provided a site for this, what would remain on site once the lot is deemed unusable. Are we talking acres of concrete and steel in the ground, copper cables under the ground etc, how much to remediate this back to a greenfield site?
Within the lease will be a reinstatement clause putting an obligation on the tenant to restore it back to what it was before
