Best size for holiday lets

We had a mixture of all of those. The 2 beds made the most profit though. But if you have 5 the same possible harder to fill - variety and all that.
 
Why would you want to do hen /stag weekends?I cannot think of anything harder on a house
Larger units are harder to let out outside school holidays,I’d stick to smaller units if I were you so I’d do one single maybe a 3 and the rest 2 bedders but look on Sykes etc for units neer you and you will be able to see their booking and should be able to see what should work best for your area

Wouldn’t do hen/stag weekends it’ll get wrecked and you have only a few hours to turn it around anyway
Mostly women, farm in village with 5 lets have a barn that sleeps 10-12 - always fully booked every weekend 52 weeks a year with girls
Other barns are families
Big barn is the most profitable - stands idle Tues to Thurs - 52 weeks a year (so no problem with turnaround)
£1000-£1200/£1500 per weekend, price it high and you get good clientele who can afford it and don't damage it
As I said........... by far their most profitable let, 52 weeks a year

I’m amazed that a farmer would let you look at their books never mind give you a breakdown of their profitability
I let out a house that can sleep 12 charge same/ slightly more for holidays and have found almost the inverse of affordability to how the house is kept those who appear to have wealth expect someone else to fix /clean up after them
, at first I dreaded poorer accents and liked better ones now I prefer those who appreciate something better than they have at home.the only client that I have ever told they will not get the house again was a group that included a top surgeon and a farmer of 8000 acre of arable and their friends don’t judge the book by the cover

Exploring options of doing a holiday let conversion in the yard. What size units are best to let. 1 bed 2 3 or 4.
I’m thinking two bedroom/or sofa bed in the sitting area for a let which is close to my own home. This is a family holiday area with lots of cheap letting in the resorts but I think farmyard/house and countryside probably attracts a more discerning customer and there are lots of couples who would take a two bedroom property. This gives you the flexibility to house more if you need.

Thanks for advice. Starting to do up plans. Starting with a 1 and a 2 bed. See how planning goes. Am in a particularly tricky area for planning so have to start small

I renovated a cottage on farm ,agent told me to make it 2 bedroom and make the third one a dinning room.
We are finding that we are getting good bookings from couples outside of the school holiday time .
Less wear and tear if only couples and they seem happy to pay up to 650 per week.Make sure you make all
bedrooms onsuite in your plans .

Yep. I'm researching this myself at present, and following a big facebook group has been excellent market research.

In a nutshell.

Groups are trouble. Even if they seem nice e.g. a hen party, once they get booze in them the nightmare begins.

Kids are trouble. If it's not the kids it's their mums causing scenes/chaos.

A damage/disruption deposit is a very good idea. To deter rowdy behaviour, leaving the accommodation in a total state, and/or stealing the bedding and towels.

Some of the more amusing/shocking anecdotes I've read are;

"Group of Hens taking it in turns to pee over the side of the hot tub"

"Group of friends where one decided to drive ( drunken ) across the field, running his mate over who then had to get airlifted to hospital"

"Group of girls who left a pool of p*ss hidden under a bed ( seems to be a theme with their bladders )"

"Person who liked the duvets so much she took them all home with her"
